I'm thinking of buying resale. I know nothing about what I should buy. I want second or third week of February fixed not necessarily points. I don't know. There are also float weeks will those work for February and was wondering if those are seasonal.

There are 5 hoa's at Sea Gardens.
There are a few udi contracts for the newest hoa, the tower in the rear, Ocean Palms.
All of the rest are fixed weeks

I own a one bedroom fixed week 7 (this week) in Ocean Palms.
It also has the option of using 140,000 points which can be withdrawn from the points system if desired.
MF is $1,101.61 plus $86.80 program fee.

In a year or two, I might be disposing of this contract

The points required for a prime week upper level 1-bed in Panama City Beach Resort are 238,000.
Multiply that by $5.07 / 1000 = $1206.60, so the mf per week is about the same for an owner of each resort.

I own that week because I'm guaranteed a President's Week booking if requested 13-10 months before check-in.

I guess if you absolutely want Sea Gardens that week it can be worth $3000 in MF a year to some. PCB vs Sea Garden is Comparing Apples and Oranges. 2 bedroom at Sea Garden is only 118,000
 
I want the warm weather in south Florida mid-February.
If I want to be cold, I'll stay home.

I'm showing that a week's mf is similar.

I get it. I was there last week and was lucky enough to have picked up 4 nights only 2 weeks out. Weather was perfect mid 70's and sunny.

I was at Palm Shores resort 1st week in Dec and the weather was just as beautiful. I really like this location very quiet time to travel.

Sometimes enjoying life is worth much more than a few hundred dollars a year.yes it is important to utilize your points to the best way possible but it is just as important to enjoy life. I'm sitting here with other family members in a two bedroom lockoff overlooking the gardens with my feet up contiplating life

Pompano beach is available 10 months out with points as long as you don't need a huge unit. Why would you not want the flexibility of points? That way you can alternate between the 4 resorts if you plan on going every feb.
 
I assumed Sea Gardens was more readily available. My wife and I spent 4 night there last week and I didn't book until last December, three months prior. Even now it opens up in April for points. It was a great stay and a beautiful setting, even overlooking the garden.

I guess you have to stay here (there). You see many of the same people and it just has a different feel. It's not bad being in 80 degree weather either when your from Cleveland lol. Most of who we know are there for weeks. If not months. Sometimes it not which resort is the nicest.

We also own points and weeks 4,5,6 in an ocean front resort on Hollywood Beach.

Week 7 at Ocean Palms fits nice with Hollywood and I like the view of the inner coastal and distant ocean from my lanai.

You can't beat the hassle free booking of fixed week. Last week in the morning, I booked next year for week 7 at Sea Gardens.
No staying up to midnight, only to see Wyndham doing an update.

I agree. If I want it I buy it now or just flip a few deeds. At this point in my life nothing better then enjoying what you have earned and worked for. Jan Las Vegas Grand Desert, March Bonnet Creek, June New York City Mid Town 45, July Las Vegas Grand Desert, August Chicago Grand, Sept Pa Bayfront Erie, Nov Portland Oregon and Battleground WA. Dec Palm Beach Shores, Feb Pompano Beach Fl.

Oh yea and the best part is I travel for free with Southwest using my companion Pass and with bonus points. Nothing more gratifying than learning a system and making it work.

And different things work for different people. TSs, like pretty much everything, are not one size fits all. I care not to spend hours upon days upon weeks trying to learn how to save a few thousand points or even a few hundred dollars. My time is worth more to me than that. Nothing more gratifying to me than simply making my reservation and enjoying my trip without having to spend a lot of time trying to figure it all out. That would cause me stress and anxiety which I think is just the opposite of what I am trying to accomplish with my timeshares.

I have a waterfalls lockoff unit. The MF is $1088.58. This does NOT include the program fee. I get 231,000 points for the MF. So $4.71/K . If you can find a converted lockoff waterfall unit, it is likely not a bad choice.

That is where my wife loves to stay. Sit on the balcony and drink wine and listen to the entertainment. Is it north or south? It's our first time on the south side with the TV devider. We like north better. I'm finding I may have to wait for an old owner to die before me! Lol.
