San Diego County tax assessor auction of foreclosed timeshares

If I remember correctly, a purchase at tax auction negates all past due maintenance fees due on the property.
I believe it also eliminates any prior encumbrances or liens or clouds on title, i.e., it is a clean title.

Of course, any one bidding should be familiar with specific details, such as what the usage rights are for that week.
 
Is it likely that FS would attempt to bid on/ buy up all the Aviara units?

Why do you believe that Sand Pebbles tax foreclosures are rare?

I wasn't referencing foreclosures specifically. My information might be old, but years ago when I was interested in timeshares in the San Diego, for sale listings of Sand Pebbles units were rare.

I am unclear what specific week of usage/unit type (? 1 BR or 2 BR or 3 BR etc) these are selling from these listings. Thoughts?

I wasn't referencing foreclosures specifically. My information might be old, but years ago when I was interested in timeshares in the San Diego, for sale listings of Sand Pebbles units were rare.

Before we bought our Sand Pebbles Unit
We showed up at the auction and found ourselves bidding against a determined bidder who outbid every offer we made
We ended up buying a unit from the same person at a satellite office at the back end of the property
This was back in 2011
We sold the unit back to the resort a year ago for 75% of what we paid for it
They seem to be moving away from the TS model and into a retail resort model
We never stayed there
It was a good trader both in RCI and Interval International

Whatever is on the listing will simply be a regurgitation of whatever identifying information was provided when the property was entered into the tax rolls. The County doesn't care about the usage rights, unit descriptions, etc., beyond what is necessary to identify the property for tax and valuation purposes.

If I was interested in a unit, I would contact the resort determine details of the property, usage rights (fixed, floating, rotating, points), and exchange company deposit procedures, annual fees, etc.

It is still a good trader, especially the summer weeks (racing season). MFs have remained low, but we will have to see what happens since VRI has been purchased by Capital.
