We bought a timeshare at the Royal Haciendas about ten years ago, a two bedroom unit with a full kitchen. The resort is beautiful. A couple of years after the purchase, they imposed an all-inclusive requirement, which was prohibitively expensive; at least $200 per person per day. When we tried to exchange within Interval, we saw that most comparable resorts in the Caribbean and Mexico had done the same thing. Over the years, Royal instituted a member price for the all inclusive at a discount, but it still was an added expense. When we compared that plus the maintenance fees, to most deals available online for all inclusive vacations with airfare, it no longer made sense to maintain the membership. We saw that the resale market appeared flooded, so we got up the guts to ask Royal to let us out of the contract, thinking they might require at least another year or two of maintenance in return. Instead, they just sent us a release form and that was that. No hassle, no further expense, and we did not owe any further maintenance obligations. PS-they even told us that the all-inclusive situation was not a "requirement" although that had been clearly told to us years earlier.
 
Thanks for sharing your story. Congrats on doing this on your own for free without a sleazy exit company. The resort probably realizes that they have no recourse for U.S. buyers. It is not deeded and unless they have a U.S. office, and your social security number they cannot ding your credit report if you had decided to walk away. This avoids costly litigation and enables them to re-rent/sell the interval immediately vs. court delays.

I applaud Royal Resorts for allowing an amicable solution. It’s situations like this that start to give timeshare resorts a better reputation. Also, situations like this give some folks more incentive to buy timeshare if they know they can get out in a kind, gentle way when life situations change.

We own at the Royal Haciendas and the Royal Sands. When they introduced the AI owners were told it was NOT mandatory for them, so there has never been an extra expense for us. Also, the AI cost for owners is $69 per day. It is no where near $200 a day for on owners! We have owned both since pre construction.
 
The all inclusive at the Royal Resorts is optional for owners and any guests of the owners. If someone told you it was mandatory you were misinformed.
