Our community comes with bundled “free” golf, but we must pay $28 cart fee when we play. The subsidy for the golf course is only $200 a year per home. The community owns the golf course, must keep it profitable

The private Jack Nicklaus course where we live requires a buy-in of $30K, but don't worry, they run half off special periodically ;). Monthly membership fees of $860, golf cart fees of $24 per person per use. If you own your own golf cart, it is subject to approval and if approved, you have to pay $1,400 per year.

Wow, thats more expensive than a timeshare, monthly fees plus cart fees!

I play on my local city course, 5 blocks from where I live. $25 a round Mon-Thur resident senior rate with a cart, $15 walking. Two 18 hole courses. Play year round in this beautiful SoCal weather.

I’m not that good of a golfer to want to live on a JN course, 17 handicap, hope to break 80 before I am. 82 best I’ve ever shot.

There is a nice course close to where we are, unlimited golf about $7K for the family/couple. No additional cart fees. I think unlimited Mon to Fri is a couple of thousands cheaper. We like that course a lot.

You might like Hot Springs Village, Arkansas. They have 9 golf courses, and it is the largest gated community in the U.S. It is about 60 miles west of the Little Rock, Arkansas Airport. http://hsvpoa.org/

I used to own 2 condos in Hot Springs Village. I used one during the (horse) racing season at Oaklawn Park and rented them out on a weekly basis the rest of the year. My observations: (1) HSV is very nice and heavily wooded; (2) golf courses in HSV are great and relatively inexpensive except for Diamante, the quasi private one; (3) you need a car as Hot Springs Village is spread out. There is commercial right outside both entrances and Hot Springs itself is about 7 or 8 miles away; (4) if you like horse racing, Oaklawn Park, one of the finest racetracks in the country operates roughly between Feb 1st and Apr 30th; (5) Oaklawn also has a quasi casino that will soon be a full fledged casino: (6) the city of Hot Springs is old but has all you need including a number of great restaurants. Would I retire there? Only if golf and/or horse racing or casinos were my passion...

The sports and social club that serves our community, i.e. only residents of our community may become members, has a ton of activities. Calendar has 10-15 activties everyday, mainly yoga, aerobic, stretching, water exercises, pickle ball, tennis, dancing, free golf clinics, etc.. and for card games, Bridge on Friday and Hand Knee and Foot on Thursday. We use the gym daily unless we are golfing, and we go to Hand Knee and Foot on Thursday. If you buy a new home, initiation fee is waived and it only costs $100 per month. If you buy a resale home where the owner is already a member, the buyer can just take over the membership and pay the $100 per month. If you buy a resale home where the previous owners were not members and want to join now, it is $10K to buy-in.

The investors who bought over alot of unoccupied land, mountain side land, "bankrupted" land, and 2 abandoned golf courses for $180 Million, converted a golf clubhouse to the sports and social club to help sell homes and it is working. They got approval from the city/county and residents as our community is recovering from the real estate bust in 2008.

Can you share where your community is. I’m looking for tax breaks, low cost of living and warm weather

Have you looked at the community further north, near Benton Arkansas. Lots of courses and lakes too.

We had our big member event last week, Run for the Roses. Usually we have a photo of all the participants (100) before we tee off. Unfortunately it was pouring rain,and we played for an hour and a half in pouring rains. A photographer was waiting at the turn to take pictures. We had dried off by the time we got there. We had a special meal with mint juleps, hot brown,and chocolate pecan pie. Lots of great prizes too. The pro gave the winning team special golf bags. One of our team won a gift basket with birdie juice, a flask, and little cups. Luckily we got a birdie and were able to use it. Our hats had a trophy, a horse, a bottle , and a badge that said talk derby to me, along with roses and frou frou. Yes, lots of golf courses there, and the honest people admit, hard to get a teetime. The guy who plans 150 rounds a year won’t be satisfied with the nine hole courses.

Del Webb just finished two resorts in the Triangle. That would be a neat spot for golf, I think...inland enough that you are protected from hurricanes, but still a close drive to the beach (about two hours.) Here's the three in NC:

Maybe a hurricane but I was just in the triangle area and a tornado warning was issued and occurred. Seems we are not safe anywhere.

There’s also Del Webb Sun City, SC. 54 holes of golf and far enough outside of Hilton Head to not have all the traffic but close enough to enjoy the amenities when desired.

We looked at a lot of Mid-Atlantic developments and settled on St James Plantation in Southport, NC. DH wanted coastal with warmer water. NC was as far south as I wanted. STJ has all we want (pools, large marina, beach cabana, golf, clubhouses, lots of social activity). Houses range from $230K for patio home to $1 million+.
Some older resale houses have club membership included, so only $3000 transfer fee. Otherwise $25k to join. Fees are $200-600/mth depending if golf/cart are included. We have the cheaper rate and just pay out of pocket for golf as we are not there full time yet.
It’s 30 minutes to Wilmington, 45 to Myrtle Beach, 6 hours from DC. ....Two-thirds of residents seem to be from NE, Ohio, DC area.

We are looking at three communities; one in Williamsburg,VA. Ford Colony, the second one is the The Villages, in Florida, and the last one on Hilton Head Island,SC. Our major concern now is what area/community has the best hospitals and physicians. Plus, an international airport less than fifty miles drive time one way from our home.
