Responsible Exit with Bluegreen

I want to thank you all for your information! I was informed by Blue Green that they will fill in that information so my mom does not have to. Now she can get things signed and sent to them. Hopefully, that will be the end of it! Will keep you posted!

In my experience, after BG decides they are going to take the ownership ROFR or let buyer get it , I get a call from Skye at Talcott Law firm who handles the transfer. She will mail or email the closing documents to you.
I am on sale #7 since December 2023. Only 2 more to go. 🎉🎉🎉
 
I was connected to the deed back department at Bluegreen Vacations by way of Responsible Exit. Bluegreen's representative was extremely pleasant, patient, and professional.

Our attorney reviewed the "Assignment and General Release" from Bluegreen and informed us that it is interpreted according to the laws of Florida and if there is a dispute then the jurisdiction is in Palm Beach, Florida. He told us that Florida is protective of its state bar and does not allow attorneys from other states to ethically review or prepare documents involving Florida real estate. We decided to take our chances and move forward without hiring a Florida attorney, as the agreement was not terribly long (3 pages) or complex.

After annual maintenance fees were paid up and with a minimal amount of paperwork, Bluegreen released my parents from their timeshare ownership.

That is great to hear! We heard back from Blue Green and my mom has been released, as well. They said it could take up to 60 days but only took about a week before we heard back.

It is good news but comes at a cost.
Approximately 18 months (1.5 years) of maintenance fees are charged.

There is still the option of selling even if only for $1 and the seller usually pays the $500 transfer fee.
But for many people who are not TS savvy this can be overwhelming and the Bluegreen Exit program is a good choice.

 
I fully expect most of the industry to adopt the pay-for-play model of deedbacks eventually.

however offering SOMETHING is better than telling people "so sorry, best of luck" and having them force fed to exit/cancellation scammers.

In your case, considering the circumstances, (condolences) I think responsible exit is the way to go.
The fee represents 18 months of maint fees.
Why would you pay more to give up something that you paid too much for already?

What happens if you just stop paying the yearly fees? What does Bluegreen do?

Bluegreen is definitely a scam. The question is: Why do people have such a hard time stopping giving more money to the scammers?

In the case above, the owner had died so it is just easier for the family to pay 1.5 year MF to quickly be done with it. You have to pay every year anyway.

For other owners looking to get out of BG, there is a robust resale market. Especially for long time owners, they can make back some of their initial investment after many years of use.

As to you statement "Bluegreen is definitely a scam" it definitely is not. I purchased points on the resale market and have used it to the fullest. 4-6 weeks a year of vacation in 1-2BR condos for less then the cost of a hotel room.

Unfortunately people go to sales presentations Without even basic knowledge of how the program works and how many points you need to have a nice vacation. They buy in at the minimum level and then quickly realize they have no where what they need.
This is not unique to BG, the same happens with Marriott, Wyndham, Hilton, Hyatt. You are promised the world and reality sets in pretty quickly.

The bottom line is to do your homework before you buy into any vacation program to get a good result from your ownership.

My parents have over 100k "points". No one wants to buy them.

The high pressure sales pitch is unethical, immoral, and no doubt illegal. It's a scam.

The maintenance fees are ludicrous.

You may be happy at the moment with the result, but that doesn't make it any less a scam.

If you are willing to help them and can be civil, I can direct you to a Facebook group where they can get assistance selling their ownership. No cost to them. I am assuming they are not internet savvy so you would need to help them with the ads, etc.

A year ago I had over 150K and I am finalizing the sale of the last 9K.
If you just came to complain rather than help them with a solution, so be it.

Many people pay their maint fees in November. That money is gone.

The goal should be to sell their ownership before fees are due next November. I can't say what their ownership is worth without knowing where their underlying priority use period is. Yes, there is a $500 per contract transfer fee. Most people include that into what they are asking for their contracts.

I suggest you join this Facebook group, read the how to section and reach out to Kevin J Collins. There are over 15,000 members. You/your parents will have to get certain information from BG to get the info for the ads. Do not get sucked Into listing their ownership with Pinnacle as their listing fee is low <$100 but every contract they sell ( which isn’t many) comes with a fee of minimum $2000 plus $775 closing,
