Following up on my previous thread regarding our Canterbury deeded purchase, I wanted to document a different kind of animal in the Wyndham world: a Club Wyndham Resort at Avon Presidential Reserve (PR) contract.
Our family has been focusing more on winter ski vacations lately, and we realized that for Christmas and Spring Break weeks in Colorado, the 14-month Advanced Reservation Priority (ARP) home resort is a must. I’ve been hunting for an Avon-specific contract for a while and finally put the pieces together.The Acquisition
I took a proactive approach this time and posted in a Wyndham owners' Facebook group that I was specifically looking for an Avon PR contract. A seller reached out in November, and we stayed in touch. This seller is a VIP Founders member through their original purchase. While those won't trafer in the PR deed all of the PR benefits do transfer including 14 month home resort benefit and 12 month ARP at the other PR resorts (including the MVCs).This deal actually closed while I was on the chairlift! On December 31, while wrapping up a ski trip in Park City, I messaged the seller with an offer of $4,000. They accepted that evening—not a bad way to ring in the New Year.
The Logistics (LT Transfers)
We are once again using our good friends at LT Transfers. They’ve always been the gold standard for TUG members, and their efficiency and cost remains top-notch. The seller graciously agreed to pay the transfer fees, which broke down as follows:- Timeshare Doc Prep: $275.00
- Wyndham Transfer Fee: $399.00
- Postage: $25.00
Why This Timeline is Different (Avon vs. Canterbury)
In my Canterbury thread, we had to wait for a physical deed to be prepared by SF County, mailed, signed, and then sent to the county for recording.Avon is a Membership program (Right-to-Use), very similar to Midtown 45. This means there is no deed and no county recording required. This should, in theory, shave a few weeks off the mid-section of the timeline.
Current Timeline:
- Nov 2025: Initial outreach and negotiations.
- Dec 31, 2025: Offer of $4k accepted.
- Jan 2, 2026: Process started with LT Transfers, seller reached out to Club Wyndham for Estoppel
- Jan 8, 2026: Estopped returned by CW, Buyer agreement signed.
- Jan 9, 2026: Agreement finalized and all fees paid.
What’s Next?
LT Transfers is now submitting the request directly to Wyndham. Since there’s no deed to record, we are essentially waiting for Wyndham’s internal "Ownership Records" department to do their thing. Once they process the request, they will send the final transfer paperwork to the seller via DocuSign.I’ll keep this thread updated to see if the "Membership" path is actually faster than the "Deeded" path!
