Resale question about hh points conversion.

I've owned HGVC a long time but, I guess, I haven't been paying attention. I've learned a ton here! And I have a question: What are "by Hilton Club" points and how do you get them?

If it matters, I'm a long time, after-market owner of a fixed Platinum week at Flamingo.

You own at a Hilton Club property. The list is in the points guide, basically NYC, DC, and the new one in Vegas.
 
Yes thanks. My question is does resale at club property convert to hh points at 32-1 just like a developer purchase. I am aware I have to covert the whole thing to points for that to happen

Yes. They work exactly the same

by Hilton Club points are acquired when you buy a deed that associated within the subsystem that is part of Hilton Club. These are properties that are in NYC, DC, Charleston SC, Los Cabos Mexico and certain floors of Elara.
 
We are new to HGVC when it acquired Diamond and all of this is Greek to me. We have HGVC Max, Hawaii collection points and nothing deeded. None of this thread seems to apply to us at all. How do you know the value of that kind of HGVC ownership? Does it combine with the HGVC that the deeded owners are a part of? We are trying to decide if we are happy enough to keep it. The maintenance fees certainly seem to be higher than other timeshares we own.

I'm looking at purchasing at Elara, how will I know ahead of time if my floor is one that you mentioned?

What are the pros and cons of these compared to other deeds?

you would know at purchasing...well before purchasing. They are different ownerships. Hilton Club versus Hilton Grand Vacation Club. Hilton Club is the top floor but I don't think there are any resale for Elara Hilton Club yet, it just opened so if you buy Elara now, it would be HGVC.

I was told by Ocean Wind Realty during the process of buying a resale through them that resales will no longer be able to convert to HH points or participate in open season. They told me that they made this change last year but haven't implemented them yet, but that they are expected to. I heard something similar from another resale in Florida.

Not true. They work the same as retail. These rumors, typically spread by retail sales staff, have been around for years.
 
I think it's a CYA statement in case HGVC takes that step.
The rules allow HGV to cut it off, but they've never done it.
Buyers would say, "Why buy something I can't sell?"
IOW, it's not true, and IMHO, it's not gonna happen.
 
The entire HGV program and Max can end at any time with or without notice according to their rules, not just HH conversion

That is a really stupid rumor for a resale company to spread, you should have lowered your offer when he told you that!
 
All good information above. One caveat on HIlton hotel conversion. New owners who buy after a certain date in 2022 (I cannot remember exact date) might only get every other year conversions to Hilton hotel points. Owners prior are grandfathered. However I am not sure if and how enforced. Need DPs from newer owners.

But, I think that is only new owners that are going into Max versus new owners that buy resale. Resale only owners would be considered Legacy and they have annual conversion
 
Well, I think the HH point conversion rate is not equitable anyway. We can conceivably stay 28 nights with just our 8000 biennial The Club with HGV Max points. At a conversion rate of 16:1, that would only give us 128,000 HH points, which at most would only get you 5 nights at Hilton hotels. So, we will just be earning HH points via our AMEX Hilton Honors credit cards. My husband and I do all our spending on these cards and pay them off every statement. Doing that, we can earn a one or two 7-night Hilton hotel stays every other year.
