renting out royal holiday points reservation

I am in the process of renting out a reservation that I made through RHC. I am not sure how to word the resort information on the rental agreement. There is a place on the form for the resort name and address. I feel I need to disclose the fact that I don't actually own the unit at this resort, but that it is through RHC. The person that I'm renting to may not be familiar with points systems. Does anyone have a suggestion?

I said I got the reservation from my travel club and that I cannot use it myself. I never mentioned points because those are unknowns to renters. Tell them the week and the resort and I wouldn't even mention RHC. Then when you get all that information call the resort yourself and let them know you won't be coming but the xyz family is and give them their name address, phone number, number of people etc. Then later on check it three more times before check in to make sure it is correct. I rented out my Affinia Dumont in Manhattan for April of 2007. Before check in RHC or Affinia changed it to the Affinia by Penn Station. My guest was happier there so I didn't ever make any further inquiries but that's what can happen with RHC.

Did they call you, or did you find out by accident?

You said that you called the hotel directly to change the name on the reservation? So, you didn't let RHC know or use a guest certificate?

I try and keep RHC out of anything and everything I can. These are large hotels and used to this. I paid the fees by credit card and the folks just moved in. NO fuss or muss, the Affinias are a class outfit. I doubt they would move that reservation. The one on Lex and 34th is more upscale in my estimation but both are very nice. Again call the hotel and do your own follow-ups at intervals to make sure they know you are not coming and the xyz family is. I set up a payment folio with them, the Affinia Manhattan. They told me how to do it. I paid for the taxes with my card on a per diem basis but that was all I paid. They have a form to fill out for this kind of thing so they are used to this from business people. I filled out the form that I would only pay for the taxes and nothing else. It was transparent to my guests as they had to give a cc to pay for their incidentals anyway. To be honest I told them about the taxes and asked them if they wanted to pay me for them or did they want to pay at the hotel themselves. They opted to have me pay them and they never saw a bill for anything like rent or taxes the whole week. It can work but like anything worthwhile it takes a little effort and the willingness to avoid RHC at all costs. Just do this yourself and you will be in like Flynn. Good luck!!!

I told him that after I receive payment, I would send him a confirmation. So I thought I would need to call RHC to have the confirmation put in his name. If I change the name directly through Affinia, I wonder if I would be able to get a confirmation with his name on it.

I didn't bother but it's up to you. What I did was change it at the Affinia and then I had the guy call there to confirm his name was on the reservation. Again, anything to keep RHC out of the loop works for me. My guy was extremely easy to please and paid me the whole thing through PayPal immediately. Why not he got this wonderful hotel for less than 1/2 of what they charge on their special promotions.

It makes the guest feel better to have the piece of paper and it spells out everything regarding taxes and other property details. So far so good. I do aloways have the guest check a milion times on everything before traveling. I do use the NYC affinia dumont and no trouble in the 4 times I have rented it out.

When you used the guest certificate, was the reservation put into Affinia's system under the renter's name or was it kept under your name?

I have a weekly membership and they charge me for guest certificates. As far as the hotel is concerned the reservation is in the renter's name. Of course if you want to give your renters hard copy proof the guest certificate is the only way to go.

Since you have to check seperately for 3nts, 4nts or 7nts, it takes a lot of time.

It's the stupidest excuse for an on line reservation system I have ever seen. It hasn't been updated from a DOS program that was used in the late 80's and early 90's before windows became the norm. I hate it and trying to figure out what dates might be available is a gigantic waste of time. But then RHC is the most frustrating company in the world anyway. But they have the BEST RESORTS, don't they?:wall:
 
Yes, they do have some great resorts. And for what I paid, I certainly could put up with a little frustration. But once in awhile you just have to let it out!

abc- I think the hotel has both names listed. It does work very well I will say that.
