renting out an HGVC property

I have an HGVC membership, and booked a week on one of their resorts for next year. I used my current year's points (rescued them) for this. Now I find I can't go. HGVC tells me that I can't use the points for anything other than HGVC resorts as they've been rescued.

I don't want to waste the points, so the obvious answer seems to be to rent out. However, HGVC told me to be careful on that as I am responsible for the renter damaging the property.

I read the post on renting out time share (taking a 10% deposit, entering an agreement, payment by paypal). Since I live in Asia, and the renter can be from anywhere, how can I enforce any rental agreement? The only precautions I can take would be the payment upfront and the security deposit. First, do renters agree to pay this (they don't know me and that I'll refund the money if there isn't a problem). Secondly, is a 10% deposit in itself a sufficient deterrent to trashing the place (most people I know wouldn't do this, but who wants to take the risk)?

When they check-in, the resorts runs the renters credit card and if there are any damages or charges, they are charged to the renter. Because of that, I don't charge a security deposit. I've never heard of a renter damaging the TS - I'm sure it's happened, but I think it's rare.

I'm not sure what you mean by "enforce a rental agreement."

I get a $100 deposit to put the Resv. in their name.
I have the resort send them a confirmation in their name.
The balance is due in full within 48 hours of receiving the confirmation.
And it's done!

This is not what they said when I bought the vacation share of course!

Ignore the 'enforcing the rental agreement' - one of the posts talks about the best way to rent, and mentions an agreement. Presumably that talks about rental details and things like who's responsible for damages.

To me, enforcing a rental agreement means taking someone to court. I'm not sure it would be worth it.

I'm going to move your post to the HGVC Board where you will get expert help.

HGVC will require the renter to give them a CC and any damages should go on the renters CC.
BUT If they completely trash the place, and their credit card is maxed out, then HGVC could go after you for the additional damages. BUT I have never heard of this happening.

If you rent to a family visiting Orlando, you shouldn't worry at all. BUT if you're renting to a single guy for bachlor party in Vegas, your concern may be more justified.

I think it is their polite way of telling you that rental is not allowed or a legal way of allowing you to rent but not admit to giving you permission to rent. Pg 172, 2008 member guide states " The use of membership or a confirmed reservation for commercial purposes, including rental, or any purposes other than the personal vacation use by the Member or their authorized guest, is expressly prohibited." Your close friends and family would be authorized guest vs. renters.:confused:

However, it looks like HGVC never enforces this so I wonder why they keep it in the members book.:shrug:
