Renting out a week - Best Sites

Hello fellow TUGers!! I am trying to rent out my week for the first time. I have it listed in the TUG marketplace but its not getting the exposure I expected.

My question is, what sites are out there? Are there free ones that are legitimate (not craigslist)? I am not opposed to paying. What are the typical fees on the "Pay" sites and what sites will I get the most bang for my buck?

You gotta' consider Redweek.com...
 
I have had the best results with Redweek.com. $25 for 6 months.
 
For Aruba its Redweek.com without a doubt. Craiglists in my experience works better for US based resorts whose clientele are more budget conscious in my experience.
 
I've rented my Aruba Surf Club week from Tug Marketplace and from the forum on visitaruba.com. Faster listing to rental was 6 days via Tug. I list on the lower end to cover expenses and make a few hundred. That's why its gone quick for me.
 
I also have rented my week out through Redweek. I think it is all about timing and the right price.
 
Renting for me this year has been tough! I have a 4th of July week on the ocean up for rent and so far, not even one email on it -- and that is using redweek and paying $25 to list and $15 for membership. Last year at this time I had multiple offers to rent this week and I was able to rent it before mid January. This year, I have the same week listed for rent at the same price and not one response to my add. Something is up. I'm thinking people have much less money to spend on vacations this year than last year.

I'm giving my week a couple more weeks, then I am going to deposit it with II and get a great trade next year into a ski resort or maybe stay at OceanWatch two weeks in a row in July.

So, you might want to give some serious though about depositing your week and vacationing more next year if you still can't rent your week.

Redweek is definatley the way to go for Marriott owners, though.
 
Price

No matter where you rent from.....it's all about the price.

Are you in business (therefore trying for as much profit margin as possible) or do you want to find a good fellow TUGGER looking for another getaway? I consider TUG members to be almost extended family....(not that I "know" anyone but unless I rent regularly (like a second business) for some reason I'd feel more comfortable with less of a profit margin and going with a fellow TUGGER than a stranger off Craigslist/ebay etc.

ps - what do "I" consider fair price......a couple hundred over maintenance fees. - - please save the flamming....this is MY opinion only!

Take it from someone with experience do not panic and pull your RedWeek ad for MOW July 4th because it's almost a guanrantee to rent. I'm in the same boat and I know its tough to be patient but trust me there is alot of activity in the last 5 months from check-in. I always leave my ads up to gauge demand for this exact reason and I get offers right up until I pull the ad.
 
Thanks for this post. It is just odd that renting last year was relatively quick and easy but not this year. I do not mind waiting a little longer but I do not want to wait too long and then not get the trade power this week would normally get by not depositing it soon enough.

I assumed I would be using my week this year but I got the week after 4th of July via a trade so I am going, then. If I can't rent my week it won't upset me becuase then I can stay two weeks next year or even get another unit and invite family.

I hope you are able to rent your week soon. I always appreciate your comments, which I know come from experience. Thanks, again.

Same here. Last year the activity started around February and I rented 3 Hilton Head weeks in July.

I think that the economy is still a factor so people aren't renting as early. People may be waiting for bonuses or tax refunds. DH and I notice everywhere we go that restaurants, casual and high end, are hurting. That's the biggest clue to us that the economy has not yet turned around for many consumers.

So I agree don't deposit it if you really wanted to rent. Be patient!
 
Redweek.com has worked the best for me as well. I was fortunate to have rented my MOW week a couple of weeks ago and one of my two Surfwatch weeks (July 4th week) about a month ago.

I purchased the two Surfwatch weeks last year and obtained usage fairly late. I had one week (mid June) that I needed to rent and was a bit worried thinking I was getting a late start. Because of my concern over getting it rented I priced it competitively (too low). Needless to say I shouldn't have been concerned as I received multiple offers to rent including several who were willing to increase the price in order to obtain that specific week. This all took place within two months of check-in.

If you have a July 4th week at MOW I don't think you will have any issues getting this rented.

Only 1 has come through for us, repeatedly -- Vacation Timeshare Rentals Dot Com (the free section).

No success so far renting out our timeshare(s) via TUG or Craig's List or RedWeek or Kijiji Dot Com.

We did get a bargain-basement renter 1 time via eBay.

So it goes.

It's interesting that so many owners here see good results renting their week with redweek; but when I an interested in renting (as a renter), I don't use redweek because I'm opposed to the idea of paying $ just to contact a prospective owner to inquire about a rental when there are other "free to me" alternative sites out there.

Although I'm on the selling side 99% of the time, I have been a renter also and from my experience Redweek still is the best resource. To me its obvious just by looking at the other sites ads which IMHO are not nearly as user-friendly as Redweek.
 
I think you get the best results when you are renting something that is a minimum of $1000 on Redweek and even more so in the $2000 and up range. Those that worry about paying the $15 membership fee are probably not the ones looking for the high end rentals. If you have a small independent resort that is anything but the highest demand time and the highest demand location Redweek may not be worth the expense of using it to rent or sell.

Redweek works for some weeks but can be a waste of time and money for others.


And I disagree about the user friendliness of Redweek. I wish more info were be posted in many ads so I wouldn't have to waste my time inquiring about something that is not what I am looking for. Too many people put the minimal amount of info especially when trying to sell a unit and the designations high, low and med mean nothing and should be replaced by something more meaningful like the actual float weeks.

Or just folks like me who dislike the idea of paying just to contact someone when alternatives exist. ;) When we rent vacation condos/homes we always end up looking for places that are valued at over $2K-3K range in prime locations. But I'm cheap when it comes to fees that I deem unnecessary.

I've never used Craigslist. Yes, VRBO and Homeaway are places I've used and I know that favors whole ownership and multi-week owners. I also inquire via TUG marketplace and myresortnetwork. All I'm saying is that for me, from a renter's perspective, I haven't felt the need to pay $ just to make inquiries via redweek ads. I would totally pay a fee to confirm a rental via redweek, but never just to email an owner to inquire about a rental. Clearly redweek has been valuable for many other owners here, so an owner should certainly seriously consider that avenue.
 
I agree that unless I was already a member I wouldn't want to pay the $15 to ask a question unless there were several rentals that I couldn't find at the same or lower prices elsewhere. Especially when the ads are incomplete and it may not be at all what I am looking for. If you are already a member because you are or have listed something within the last 6-12 months, I think it is all the better for the person renting because you are an owner and understand the concept of timeshare rentals and all that goes along with it- later check in/ earlier check out, etc.
