renting for the first time!

I am getting ready to rent my Marriott unit for the first time and have combined together a few that contracts that I like and have a few questions for those experienced renters. How do I know my unit # to put on the contract when it is a floating unit and how do I know whether or not it is smoking or not? (the reservation said non smoking cannot be guaranteed). Also, what do I give them as confirmation that it has been reserved and the unit put in their name? Also, I am renting Presidents week for next year, so when should I start advertising? I was thinking of waiting until 7-8 months ahead of time and asking for 100 % up front. If I advertise now, I feel that it might be a negative in renting it buy asking for 100% so early. Any thoughts? thanks!

My experience tells me 12 months out is too soon. I think especially for a Florida TS (I'm assuming) which has cheaper airfare options than most areas.

I think 8 months is a good starting point. If you use one of the typical ad sites, like TUG, Redweek or the like, they are usually god for 3-6 months so you give yourself a good exposure window.

As for asking for full payment. I think for maximum desireability, I would offer flexible payment, I ask for 60%, and balance paid by 90 days before check-in. I then offer a $100 discount for full prepayment, which does intice most people.

I would put your rental onto Myresortnetwork.com right now. Ads last there for 1 year. No need to wait. For Redweek, ads only last 6 months. List it at about the 7 month mark. If you advertise on TUG, don't do it until 3-6 months before check in and don't put your email address on the ad or you will be spammed to death.

Believe it or not, people do rent 10-12 months in advance of check in. But, most are 2-4 months or less.
