Ask him to send you a small deposit. Then, put the reservation in his name and send him the copy of it from the resort. Then have him give you about half payment and then have him give you the other half in a time frame you agree upon before the check-in date. There are also generic contracts I believe on this site that you can also use. Or, just use e-mails.
I have never rented my timeshare, but I have been the person renting from an owner and the 3 different people I rented from did it in different variations of the above.
No offense, but I would not give the person a long time frame to make the 2nd payment. Do you really want to finance their travel insurance?
This is what I do-
First - state all the rental terms upfront, in an email, and ask the renter to agree to them by return email. (Or use a contract.)
Then-
1) Ask for a $100 deposit (I use Paypal exclusively)
2) Put the Resv. in the renter's name and have the resort issue a new reservation - send it to the renter.
3) Give the renter the info. they need to call and verify the Resv.
4) Make the final payment due within 48 hours
The ONLY reason to give someone more time, is to give them time to change their mind. Instead, advise them right up front that you recommend travel insurance. If they don't have the money to pay it all upfront, or a credit card to charge it on - that's an excellent reason to move on to someone else. If they don't have the money now - they are good candidates not to have the money later, either.
