#! - Never pay a high upfront fee - that is ALWAYS a scam.

If you are talking about a broker - see the TS Business Ratings that are a sub-forum of this forum, but be aware that brokers charge a minimum commission for $1,000 and most timeshares don't sell for $1,000 on the resale market.

There are brokers with really good reputations who specialize in different types of timeshares. So, it may depend on what you want to buy.

Brokers, even honest and legitimate ones, often have a minimum commission of $1,000 or more (regardless of the actual selling price), which can obviously "skew" the numbers upward.

On the various sites Denise has already identified, you'll find many private sellers advertising weeks for sale. If you know the "what / where / when" of your intended purchase, you'll likley pay considerably less buying directly from just such a private seller. Using a third party professional closing company to handle escrow of the transaction funds, deed preparation and recording details, etc. will cost in the neighborhood of $300.

In short summary, there is no particular magic or benefit (and probably a higher cost) in purchasing from a "resale company" --- even an honest one. :shrug:

I would just search eBay for the resort(s) you might be interested in, then temper my enthusiasm with the seller's feedback. I wouldn't worry about a seller with 1000's of transactions and 98% positives nearly as much as buying from an owner, selling his own TS with no feedback or clue how to get it transferred. The TUG 'BBB's can help, too. If buying an HGVC, Seth or Judi are indispensable from what I hear.

jboynton, don't be in such a hurry. Rent a TS a time or 2 before you jump in to buy one. The good buys aren't going anywhere. After you have gone on a couple of TS vaca's, you'll know much more about what serves your family best.

Meanwhile, hang out here on TUG. Soak up the free knowledge that has been gained from years of hearing about- and experiencing the mistakes of others. Life is too short to make all of them yourself.

If this buyer is new to timeshares and to the secondary market, purchasing from a respected broker could make a significant difference and potentially save them both money and heartache!

Like always, various Tuggers are so ready to throw newbies to the sharks on eBay- even though we all consistently see the horror stories about outright lies, deed errors, and even outright theft when these unlicensed eBay closing agents simply close their doors and walk away with the buyers money... Even the "experienced" Tuggers routinely post about problems with these purchases.

A real estate broker's job is to provide independent third party protection to both a buyer and a seller in a real estate transaction. Simply shrugging that off as being "no benefit" to a buyer is ridiculous and insulting.

If I'm having construction work done on my home, I use a licensed contractor- not some guy I see with "Handyman" across his rear window. When I look for legal advice, I turn to a licensed attorney- not some internet chat room where some unknown freak calling himself "LegalEagle" offers to help. When I purchase an automobile, I visit a respected dealership that has a long history in my community and a good reputation.

Now- I use licensed professionals for these things because I'm not a builder myself, or an attorney, or a certified automobile mechanic. Am I crazy or foolish with my money because I'm willing to pay more for their expertise? I don't think so..

The other aspect of your post that is also very misleading is the belief that because a buyer purchases from a broker they are going to pay more.. Why? In most transactions it is the seller who pays the broker's commission, not the buyer! (except for those "upstanding" brokers often recommended in these pages that routinely dip their fingers into both buyers and sellers pockets by charging both a commission to the seller and an admin fee to the buyer)..

I've sold quite a few timeshares for less than $100. plus closing costs. Do I earn a commission? Yes- the seller pay's me from their pocket at closing...

I certainly never mentioned or endorsed eBay as a resale purchase source, but your points are otherwise valid and well taken. I guess my own notion of a "private seller", perhaps not sufficiently well articulated on my part, is actually one of a motivated owner directly advertising their week(s).

I'm well aware that sellers (not buyers) actually pay sales commissions. My intended point was (and remains) that said commissions indirectly bump the price upward for a buyer far more often than not, as opposed to buying directly from an actual owner. That being said however, with the resale market mostly in the tank these days, perhaps some owners selling through brokers are entirely willing to accept nothing or next to nothing to just be rid of the ownership --- and then next also "go to the hip" to pay a sales commission "out of pocket". With you being in the business (...and with me neither buying nor selling these days), you would surely know the day-to-day realities of the resale marketplace much better than I could or would ever claim to know...:shrug:

This is from the buyers perspective, and obviously the interests are not perfectly aligned, but sellingtimeshares.net with Seth Nock and Samuel Rodriguez were a pleasure to work with. With regard to professionalism along with ease of doing business, the interests of buyer and seller are certainly aligned and they are fantastic.
