RCI points basic question

If you can go last minute then Vacation Village has a perk you'll love. Within RCI VV owners get a bonus week each year. With that bonus week you can book a "last minute" vacation for just the cost of an exchange fee. No points required. But you can only book those within 45 days of check in.
They told me about this buying directly from developer, but can I get the free week from resale ?

Is that only a perk for VV point owners ? I am a week owner with them now and never noticed that offering.

look in your account in Manage my deposits and then weeks available for deposit. Do you see a Resort Cert 2-45 days? If so that is your bonus week.

ahhhhhhhhhh I haven't enrolled my VV weeks into RCI yet, I just used it as is. Assuming if I enroll my weeks stay from VV into RCI then I will see this ?

Yes but sometimes it takes a few months after you enroll for it to pop into your rci account. There is nothing in writing (as far as I know) that guarantees those bonus weeks transfer upon resale but historically they do. The 2-45 day bonus certs seem to transfer. If you make a more recent purchase you may get a 90 or 180 day bonus cert. I don't know if they transfer or if they would transfer but become a 2-45 cert for the resale owner.

I will try enrolling it in RCI and see if it shows up , thanks for the Intel. When they sold me a point week , it came with a free week and they mentioned trying to book 90-180 days out.

The weeks resale I have , I never enrolled it in RCI, and I just used my week last week. I will try enrolling it for next year and see what it gives me, if anything.

I was looking at VV as I have them near me , but if it doesn't matter. I will start looking everywhere.

Any suggestions for some of the best places to get points for lowest maint fees and high point return ?

Grandview in Vegas and regal vista in Massanutten.

Keep your eye on the weeks because some are worth a fraction of what the peak weeks are for the same maintenance fees. Google rci points chart to start

And, finally, VV Premier which gets you 180 days out to book. As far as I know any VV ownership gets you the first level. Premium and Premier requires purchase from the developer.

Looks like that is the only benefit from getting directly from the developer, which level 1 is good enough for me ...lol
 
That would be a good one if it's still available and the maintenance fees have been kept current. The information mentions the 2021 maintenance fees have been paid so this might be an old ad.
Looks like it's still available, emailing back and forth with the broker now , just waiting for confirmation I'd it's behind dues or not , but even if it is I my one year behind , still worth it for the points /maint year after year

Ask what the use year is on this. Because Massanutten has 6? associations and a large number of units they stagger the use years to keep billing and taking payments more manageable.

Sales agreements typically state the seller guarantees a free and clear deed/contract and all fees are to be kept current. It's unlikely to transfer with the resort before December 31st so depending on the use year the 2023 maintenance might have to be paid in addition to any back maintenance fees. SMTN or the seller should already have paid any previous years but if not you shouldn't offer to pay them. If the 2023 maintenance fees are due before say March 1 you might negotiate on who pays them because you'll be getting the 2023 points.

You should get the 2022 points too but that can sometimes be a don't count your chickens situation. You're dependent on whoever in the closing company SMTN uses filling out the RCI MTA form, Membership Transfer Application, correctly and the RCI person handling it not making a mistake. It's best to get it in the sales agreement that you will get the previous use year's points.

Again make sure of the use year because if it's later in the year the use year could be say October. 2022/2023. They might consider the 2023 maintenance fees as already paid. However you'll owe them again by October 2023 which would be acceptable in my opinion. You'd want to clarify whether or not the October 2021/2022 points are still good and will transfer to you.

If I'm remembering correctly it looks like they will transfer the RCI account with this. If so that's a good thing and saves you some money. It also ensures you will get any previous use year points that are still available. If the RCI account is included there will be a $98 RCI fee. You could offer to pay it when you're negotiating.

The only thing I see off in the ad is it is a picture of Regal Vistas, but a Woodstone unit. It is a “Luxury” peak points unit, so the ratio is good. I own the same thing in a week 29 annual deed.

Are you saying I’ll get two free last chance weeks because I bought those?

I toured the woodstone when I was there , so luckly I know exactly what it looks like.
That would make a difference if I knew I was going to get the free week if purchased

What makes it a good unit ?
I have seen it in person and I know how nice it is but here is why I ask.
I have seen some units for about close to the same maint fees but have 40-50 k more attached with it.

I am just wondering if I am looking to deep Into this.

If you want more than the 137k EOY (given in annual increments not quite balanced) the RCI point commodity you can buy in a short time span is an annual 122k 2BR VV Grandview unit. Those sell regularly.

You can get a slightly more efficient points trader at Massanutten, but you may be looking from several months to a couple of years to find one.

I don't know. The only way to know is ask RCI when everything is settled.

I get 2 weeks. But, then again my purchase at Grandview was from the developer and I'm a Premier member. (Yeah, yeah. I know about resale now.) When I made the purchase I negotiated 2 weeks and had it written into the contract. I also had my weeks unit at VV@Bonaventure converted to points at the same time. Gave me a bit more value from the purchase.

When I was there recently I grab this business card for RCI , they have a liaison if you went to try and contact them.

Do you get a bonus vacation every year with a triennial or just one bonus every 3 years?
 
Unfortunately I don't know. I've only owned annual contracts.
