Questions to ask in the 90 Minute grilling.

I have seven days to void the contract, and based on what I read, I should not buy from the developer? Is that correct? If everyone on this website owns a timeshare, and everyone is against purchasing one from the developer, then did everyone buy theirs on the resale market? Any advice would be appreciated. Thank you.

Rescind. Investigate the different systems. Remember that timeshares are easy to buy but difficult to sell. Purchase a Gold Red Week resale in a location that you want to go back to frequently and that is within driving distance.

You get the same product on the resale market for 90% less. That's why we still buy timeshares.
So mail off your recission with return receipt requested. You don't need to go back to the office in person as they will just try to convince you to change your mind. If you do give them your recission paperwork, get a receipt as proof, or they may mysteriously lose it until after the 10 days are past.
 
Your fortunate that you found TUG and have the opportunity to rescind and purchase resale, saving yourself thousands if you still decide to purchase.

Many on TUG have purchased from the developer before being aware of the savings by buying resale.

As everyone else has said, rescind. You probably paid well over $20K for your contract, right? I just closed on a 7000 point platinum unit purchased on eBay for $9800.

With HGVC, you get absolutely the same benefits when you buy resale as when you buy from the developer, except for VIP status, which really is worth very little.

Just under $28,000 for an ocean front view, gold since now is the quiet season as is the month of May if I remember correctly. The rest of the year is platinum. We got 5,800 points plus 15,000 extra points as part of the campaign I think.

My wife is totally excited after we got caught up in the sales pitch and I started to get excited as well, but now that I am looking at everything more closely I am wondering if we will get our money's worth. We are currently living in NYC, but it two years time we will be outta there (We are not New Yorkers per se) and getting to Hawaii is not cheap.

Anyway, thank you for all the advice.

Your wife will get excited if she hears she can get the same thing for about 20K less - I'm not kidding. You do not have to buy Hawaii - you can buy anything in Hilton and go anywhere. It is TRUE that if you own Seaworld (like me), you have to book 9 months out rather than 12 months out - so if Hawaii were you place of choice every year, you might want to buy Hawaii. EVEN SO - buy resale. But if you buy Orlando, you have MUCH lower maintenance fees. If you want to go in May, it's easy to get anything.

You don't just get ocean view. That's not the way it works. You pay extra points for ocean view IF it's available. Just because you think you bought ocean view, doesn't mean you will get it. You might get regular view, and not spend the extra points.

I bought 5000K points resale for 6500 - and that was over a year ago - prices have dropped to about 6000 (give or take). With my 5K, I can get just what you can get - but I'm 800 shy of your points. Those 800 pts aren't going to get you more of a unit - but IF available - possibly a view. But I can get a view, too, if available. I just use my points. For me, I want to go during the summer - so I need between 7K - 9800 (at most) for Hawaii 2 bedroom. 9800 I believe is a 2 bedroom penthouse (don't quote me exactly - but I'm trying to give you an idea of how this works).

You are throwing away your money if you don't rescind!! Furthermore, did you go to your first timeshare presentation? are you sure you want Hilton? Maybe you'd prefer Marriott- many more locations. Don't misunderstand - Hilton is great. It's just that you should know what you're purchasing and be sure it's right for YOU.

One more thing - rescind! If you and your wife decide you prefer to buy from the developer - the deal will still be there. Don't be fooled by the incentive points (sure, they're nice - but not worth 20K - and some resale packages come with left over points anyway), and don't be fooled by elite status meaning a lot.

Thank you everyone for your advice and help. We spent Friday evening and Saturday morning reading all the advice and decided to recind. I went to the office just to get it done with and the three people I had originally spoken with were off on Saturday. The manager met with me and I told him we would like to recind the offer. He barely said anything. He took all the info, left, and came back with a copy of the cancellation letter, shook my hand and walked off.

I also sent a fax and a letter with return receipt just to make sure we were clear and that nothing got lost as one person suggested. The Lagoon Tower rooms do look very, very nice and the private pool area looks even nicer. Hopefully we will be able to return in the near future. In the meantime, we have started doing more research, again, thanks to everyone's help.
 
You should have told the manager that you agreed to a 90 minute presentation in exchange for a gift and since you have been there 90 minutes you would now like your gift so you can leave.

And if they refuse the gift at that time make it clear that you will let every person in the sales office know and at the resort what to expect. Then escalate it to speak to the GM of the resort. Get loud with prospective owners around and watch how fast they get you that gift and out the door.

I've actually witnessed somebody who began yelling and causing a scene at the lobby where they gave timeshare presentations. The managers were practically sprinting to get the guy what he wanted and get rid of him.... maybe a new technique...:rofl:

There's fine print in your attendance certificate that says:
"The terms, 'No thank you' and 'I'm not interested' shall be construed to mean that in fact you want to buy a more expensive unit in a less desireable location, and will finance your purchase with us at usurous rates."
