I don't know whether the new building has penthouses but the other two buildings have them. Top floor. High ceilings distinguishes the unit from a regular 2 BR.
 
Top floor, yes. High floor, not necessarily. With the way the buildings are built where they taper lower as they get father away from center, there are some top floors that are only as high as the seventh floor. Still high enough to see over any landscaping though.
 
We stayed in a 2bdrm mt. view penthouse in the Naia tower this past spring.

There were some windows @ the ceilings that don't have curtains, so it gets a bit bright early in the morning. I suspect you can blackout the room w/ curtains in a standard room.

The family had a great time - we spent most of the time in the Naia pool.
 
I guess Mountain View=Island View. It seems that the DC points chart calls them Mountain View where the literature posted in the previous post calls them Island View.

The PH units do get warm as the heat rises. But you're pretty much guaranteed to avoid the trash or parking lot view.

We own a Ko Olina MV PH. We've been mostly in the Moana building which give you a nice view of the golf course and if you look out past the golf course you can see the ocean and Diamond Head. I didn't think Naia had MV PH but if someone stayed in one then I'm wrong. One time we had a MV PH that was over the parking garage. No bad if you didn't look directly down. The nice part of the MV PH is you are out of the direct sun in the afternoon.

We really love the high ceilings. A little light doesn't bother us. We have sky lights in our bedroom at home. :D

Always no room above you. Does not have to be highest floor in building. Unless you get 2br of a 3br the second room has a king bed and sofa sleeper. Only the master of a 3br has two beds in the second bedroom.
 
If you are going to take the long flight to Hawaii, invest a little more in the ocean view. A water view is a great way to start the morning and catch a beautiful Hawaii sunset from your deck.
 
From what I've seen the mountain views from the upper penthouses are really amazing
