Question on behalf of a friend [getting out of Tree Tops resort in Pennsylvania]

Greetings all and Happy (Canadian) Thanksgiving (and of course American too eventually :) )

This week I was contacted by a colleaugue who in 2014 bought (I believe) RCI points from Tree Tops resort in Pennsylvania.

as I look at the contract I see

1. 53,500 points
2. Even Years
3. Season 3 flex
4. fees then $698

Her husband has died and she just wants to get out of the maintenance fees.

I know nothing of RCI points and the like. I am aware of the free timeshare part of the forum, but, can someone please walk me though the process (options) for this person.

Is your friend Canadian or states-side?

Contact the resort company and ask if the have a free deed back policy. The value of the timeshare is minimal on the resale market. The best bet is hope for them to take it back.

Is the timeshare paid off or does it still have a mortgage?
 
I would have her send Resort a copy of Husband's Death Certificate with a poorly handwritten letter feigning total ignorance of what "He" owned and see how they respond. I say a poorly written letter because she should want them to believe she has no clue. Hopefully they will send her a form to sign to give the Week back to them.
If they don't, on to Plan B. Obviously she should make no payments as this plays out...

So far as I can tell it is paid off

Here are her options:

1. Contact the association and see if they will take a deedback
2. Try to find someone to give it away to
3. Keep making payments on something she doesn't want or use
4. Stop making payments and let the chips fall where they may (foreclosure and a ding to credit rating)

Depending on where she is on her life's journey, the credit rating hit under option 4 might be insignificant to her. It wouldn't be a fast process, and they would first hound her with collection calls until she sends them a Do Not Contact letter.
 
Hey all thanks for your very helpful advice. My friend contacted the company and they don't do deedbacks.

They suggested paying an exit company (no!!!!) and TUG.

So, assuming a posting on the free board is next, what is literally involved in transferring (including costs)?

When I did my Wyndha, contracts I had the $299? transfer fee and the title company (which I think was about $400) what would be involved in a company like this and do you think it would be OK if I posted the ad since I have been a member for a very long time and have never posted one - or do I even need to belong to post a free ad?

Again, I am so appreciative of the collective wisdom of this forum! so many thanks.

I have a wyndham 168,000 points. how is this transferred, and is it just lumped together? I need to get rid of it. It is paid off. Very confusing I am in my 70's and can not travel. I will just give it away. If I knew how. Thanks pepperbraun@yahoo.com,

I sent you an email as well. I think you should post this question on the Wyndham Board of TUG where there are people far more knowledgeable than I am. Wyndham has a program for taking back points that people no longer want so you likely want to check into that as well. https://clubwyndham.wyndhamdestinations.com/us/en/help/certified-exit
