Question about EOY fees

I see a number of free and low cost timeshares for HGV on the Marketplace. The fees listed vary but let's say the listing has fees of $900. Is that annual even for an EOY timeshare, or are the fees also EOY?

Second question: What are typical closing and transfer costs for a 5600 or 11200 point listing?

it depends on the property. Some (most) only pay the year of the points but pay club dues every year. Others, pay half every year along with the club dues.
 
The HGVC Transfer and Activation fees are the same no matter whether it is and annual or EOY.

Search the HGVC forum for the fees. There was a recent thread on the topic.

As @HuskerATL wrote, it depends on the resort. My HHV Lagoon bills EOY (but the HGVC dues are due every year).

The number of points doesn't matter, but the legal requirements of the state or country in which the resort is located can cause the closing costs to vary wildly.

Most of the HGVC properties bill the entire EoY MF’s the year the points are awarded. There might be one or two affiliates that will bill over 2 years, but I’m not sure. You will pay the club dues every year regardless.

I own three EOY deeds and while two of them bill the MF's in the year of use, the Valdoro deed I own bills about 2/3 of the MF's in January and the other 1/3 are billed in May in the year of use. For some reason they bill the RE Taxes in the non use year.

My deeds average about 10,000 points per year and my closing costs ranged from about $850 (Elara) to $1300 (the District). That does not include the Hilton costs and I'm sure others have paid less, but I felt like I got a fair deal on the purchase prices and didn't mind if the reps helping me acquire them made some $ in the process.
