Purchasing resale at one of the 3 that are not point restricted

Im looking into getting a resale at one of the 3 resorts that does not place restrictions on your points. If it is an EOYE, I assume I will get the points Jan 1 on even years, correct? I know that there is a specific unit number assigned and the number of points and where that corresponds with regard to level. Would that be a fixed or floating week? The current owner has not utilized her ownership and can't answer very many questions im afraid. I have seen her ownership information. Can someone provide me some additional guidance? I would like to fully understand the transfer process, what im getting, any restrictions, if I need to be concerned about ROFR, trading with RCI and any other pertinent information. Thank you!
 
The 3 resorts do not work the same. Which one?
 
Each of the resorts is a little different I can speak to South Beach (SB) and Lake Geneva (LG) I don't own at Smokey Mountain Resort (SMR). LG is straight UDI points and there is no unit number. SB there is a specific unit number but basically it is just points and you can do as you see fit. I believe SMR is also like SB because they are both legacy from the same developer. As for restrictions there is no restrictions to them in terms of how you use them like you would have with trust points. As it regards level you will not have any status associated with your units unless you make a purchase from the developer. As for ROFR that is dependent on how HICV is feeling at the given moment. I know for me I got both of mine for either free or nearly free and they passed ROFR but I also know that other people have had HICV exercise it. If you don't have any other HICV points you will have to go through the process of becoming a club member which is a bit of hassle initially but once it is all set up you should be good to go.

We are club members with 200k points. I know that this won't bump us up a level and we'd have to make at least a new minimum purchase to roll these points in.

If it is being transferred to us by a friend, do we need to be concerned with the ROFR? Or can we just pay the fee to have the deed changed? I think I saw something about a $100 to do so...

I was able to see that there is a specific unit applied to it, as well as a total points. Its SMR and the points correspond to a platinum 1 bdrm. Noted that it is EOYE.

I would just go for it with a $1 sell price. I doubt they will rofr but you never know. It’s been a while since I have bought a resell HICV deed but none of mine were rofr’d and I got some for very cheap.

I would say engage with LTTransfer has been most peoples go to they do this day in and day out and are very skilled at this. Yes I believe that $100 is the transfer fee that HICV charges owners to basically cover their labor doing the stuff on their end.
