Pueblo bonito sunset beach Copala (sp?) development

We took the sales pitch for the condo/single family houses on the golf course impressive looking. Anyone out there with any experience in cabo real estate or this develop as we are interested but cautious. Sent from adult pool. Thanks
 
Love the resort.

However, keep in mind very expensive constructing golf course in desert and maintaining it. If not avid golfer forget.

TSs purchased from Developers in Mexico have very little resale value.

While most claim 25 year or so RTU can be renewed up to 100 years, no sales person has ever been able to show me documentation on how.

Also, since Mexico is RTU, no HOA and several posters have indicated huge assessments at around 5 years. Also, huge fees to resell.

Insist on taking paper work back to room and carefully reading and even better having local attorney you select review and explain!

I believe the question pertains to the new single family and condo development currently in early construction (maybe still planning stages) down by the golf course and hotel. I don't think this question was meant for PBSB timeshares. We looked at the plans for these last June. Beautiful, but, not for us.
 
Take this under consideration before you sign.

Four to six years ago, they were selling Montecristos and Viceroys for about 75-125k. These were supposed to come with a golf membership to a course that was never built until this year. The developer was forced to refund many of the sales as they could not produce the golf course due to a financial reorganization.

You can now buy Montecristo or Vicroy time for a few thousand dollars in the secondary market- THERE IS NO EQUITY. This is the realistic residual value of what you are looking at now.

You might want to rent one if/when the new properties get built. It's not like they will run out of units in the next 5 years.

BTW- To me the buildings, looked like high rise project housing. The Montes and Viceroys are more appealing and for the cost difference when purchased in the secondary market, you can buy a lifetime of golf.
 
Copala is the area off the 13 green of the new golf course. Im not sure its anything other than conceptual at this point. Have they broke ground for phase 1 yet ? We were there in Feb and it was still a dirt pile.

The Diamante has factional ownerships for sale. They have some of these built. Imo, these will be nicer than those at Sunset Beach such as the Montecristo Estates.

Truth be told I didn't care that much for the Montecristo Estates and wouldn't consider an ownership at any of the factional homes in Cabo unless I was planning to actually live there.

The only multi week factional ownership in Cabo that I like are Villa La Estancia and even more so the Hacienda Beach Club at Medano.

The Copala Development is situated right in the midst of the golf course they are developing. it is near the light house. It is not on the beach and it is away from Sunset Beach, Pacifica and Monte Cristo. This is the next phase of Pueblo Bonito - fractional and individual residence.

As with all of the previous posters, take their advice into consideration. Hey, it you want to give them $100,000, by all means. It is not an investment, you will never get your money back if you are thinking of rental and re-selling.

There are some on Redweek.com for sale already. Check them out. Maintenance fees are really high. I thought Montecristo was high until I saw Copala
