Pros & Cons of getting a By Hilton club (bHC) deed for getting AI dues? (? District vs others)

Pros & Cons of getting a by Hilton club (bHC) deed for getting AI dues?
(? District vs others)
District seems to have better pt/MF (for ongoing cost & modest cost of purchasing compared to NYC, on purchasing resales)...(presume cost of acquisition is sunk cost)...
? cons of getting District deed (vs getting NY etc)
(Would be primarily getting to minimize all the reservation fees by choosing AI club dues...)
If already a regular HGVC legacy owner, presume one can elect to pay AI club dues on buying a bHC resale deed? (? billed difference between usual club dues 219 & the AI club dues price for year of making this change)
Thoughts on getting an EOY bHC deed?
What would folks recommend getting, IF one were to go down this path?

Bolding is mine...If your primary reason is to save the reservation fees, why wouldn't you. As you may know, this is what I did three years ago. I do have family in the DC area and have enjoyed access to the owners lounge, but haven't been there since Novemeber 2023. The biggest risk is that they change the rules at some point in the future. That is a risk that I have been willing to take. YMMV

You need to make enough reservations/changes to make the extra cost pay off. If you only make 1-2 reservations a year the view is not worth the hike. If you have multiple deeds, and short stays worth it.

Check out the Maintenance Fee per point spreadsheet on the Sticky to compare properties.

seems like, at just 2 bookings/year, one will make up the increased AI dues, at current rates...

But you also need to buy a deed and pay MF. Works if you have several deeds. If just one, keep it simple and just pay the res fee.

Counting reservations I have cancelled, I have made at least 40 reservations in the last three years. About 10 of those I have cancelled, so having AI saved me paying the reso fee for no reason. It does give you some freedom to speculatively book some stays. More often than not I end up not cancelling a reservation.

It also keeps the cost really low for a short and/or low point stay. I has a 6 night stay in a Studio at SeaWorld last January that cost under $135 for the entire stay. That was during a promo too.

We have 40 within the last two years including bookings, cancellations and manipulations. So, yeah, definitely helps :)

I would not get a deed only for the AI, unless you are interested in the particular property imo. But for sure it is a nice bonus to have AI for not only saving the reservation fees, but also removing the barrier to reserving at the 9 month mark at a place that you “might” be interested in staying, and then changing or canceling the reservation when plans change.
