Promotional Stay at HKB -- not planning to return

Recently stayed at HKB using this promo.

The property is good, but the beach was non-existent. I walked a quarter mile up and down, and all access is roped off. Had to duck under the rope and just didn't feel good about having to do that.

We later drove to nearby beaches. I don't plan to return again as the main appeal of paying a lot of money at a property like this is easy access to beach. If I have to drive to a beach, I can find another timeshare rental at a much lower price. I understand this property is quite nice, but I go to Maui for the beach first, the quality of the property second.

The people who bought here for the beach access must be very disappointed at the current situation. Glad I didn't because it's very high dues. Rental prices in Maui seemed to have dropped so I can rent some condos in Wailea or Kapula for similar price as the Hyatt and have better beach access.

Beach is generally much nicer in the summer as it’s seasonal. Sand often gets washed away in the fall/winter by winter swells taking sand off-shore and it is generally washed back for spring/summer, but long term the trend is more erosion.

Surf has been so high this winter they were able to hold the Eddie Big Wave Invitational on O'ahu. And that happens roughly once in four years.

It's been a lot of shore break, even near me -- and it's usually like bath water at my location.

It’s a good deal, considering you are getting a 2 bedroom , 2 bath ocean facing villa with kitchen, laundry, and expansive lanai for roughly the same price as a standard 1 bedroom or 2 queen smallish room with no view at the neighboring Hyatt. Plus, with weekly sales prices upwards of 90k for some fixed weeks, the sales staff wants the type of visitor who will shell out $800/night without blinking. That’s probably why the “promotional” pricing is much higher than what might be offered in a place like Sedona.

Plus, with weekly sales prices upwards of 90k for some fixed weeks, the sales staff wants the type of visitor who will shell out $800/night without blinking. That’s probably why the “promotional” pricing is much higher than what might be offered in a place like Sedona.
You can rent a week on Redweek from $350-$700 a night.

I’m only seeing $350/night for the 1-bed on Redweeek. Of the 147 2-bedroom units currently listed on Redweek, the lowest is $500 and the highest is $1,714. While select weeks are below $800/day on Redweek, keep in mind that for peak months this is not as common. For example, right now lowest July rental is $756/day, which comes out to $828/day after Redweek’s service fee. It is likely that July prices creep down as we get closer to July, but by then, airfare prices will probably be higher, offsetting potential savings.

We got the same package, 4 nights/5 days $250 Resort Credit for $1999, looks like prices have gone way up. We used it in the Fall of 2023. (We used it in conjunction with our 2/2 OV week for an 11 night stay).

Just to clarify - Hawaii does not have private beaches. All beaches are open to the public. Any ropes were to keep people off the resort property - not off the beach, and you don't need to feel bad about it.

BTW: We loved the Hyatt Ka'anapali! We rented a 2 bdm. from a Tugger and got the 9th floor! 😍

I missed that that was a 1BR. I wasn't comparing to summer as OP said they recently went. Summer in HI is certainly very high demand with kids off school. I still think the promo is not a great deal at all. Who wants to go to HI for 4 nights and do a 2 hour timeshare spiel? You could go a whole week for not a lot more. My impression is they are filtering their marks. If someone thinks this is a great promo rate, that is exactly who they want to try to sell to.

It is not as good pricing compared to the past, but it still is good pricing if you want to go during a peak week. It's a 90 minutes presentation, but you can get out in under 30 if you express no interest. 4 nights is nice for pairing onto an existing week and/or if you want to pair with a visit to other parts of Maui such as Hana and/or Wailea. It is also perfect for pairing with another island, for instance, if you want to split a trip to Hawaii between multiple islands.

If OP's recent visit was certain parts of December or January, that also tends to be peak due to whale season and kids out of school.

I think the OP was confused about the purpose of the rope. As if the rope was an out of boundary rope at a ski area, outright prohibiting access. The rope in this area is just a warning about the drop off, and depending on the time of year, lack of sand in certain areas. That rope runs the length of the Kaanapali resorts. It is to protect against liability from guests who might run or walk across the grass/sidewalk toward the beach and experience a drop off and fall.

This is par for the course for these types of uninformed "I'd never go back" reviews.

Crazy expensive but Kanapali beach can be very nice. The Hyatt is clearly a luxury resort … much nicer than the nearby Maui ocean club IMO.

I like Kanapali beach near Black rock and airport beach myself. I’ve been tempted to buy there before but such high maintenance fees and beach erosion a legit concern over the next 25 years I’d be using it
