Price difference between Arizona and Palm Springs

I've been looking at resale costs for the Marriott properties in Pam Springs (Shadow Ridge and Desert Springs) and the property in Scottsdale (Canyon Villas)
What keeps the resale price of Canyon Villas so high? Would it be worth me paying the extra? It looks like the Arizona and California properties would all be good traders.
 
There are a 3 properties in Palm Springs and lots more units than the 1 property in Phoenix. Supply and demand!

PD has 3 seasons (High, mid & low) AZ has only 2 seasons (High & mid) . IMHO that makes the Mid season weeks in AZ much less valuable than the mid season week in PD since you don't have to deal with the low demand mid summer weeks.
 
Have you been to either place? Do you have a preference? If not, I would suggest go with the one you can get the best deal (lowest price) and in the season you would like to go when you use. They all have similar trading capabilities.
