There's been some speculation about the future of Tahoe Sands of Kings Beach, CA given its age and financial difficulties, similar to what has been discussed for Club Tahoe in Incline Village, NV.
This article today shows the Sands is being put up for sale for $30 million, it being prime beach front and all.
The article claims that if it sells for that, owners could be in for a $25k-30k payout each. Not a bad deal, eh?
Perhaps Club Tahoe has similar plans and is bluffing owners by threatening them with a big fee to bring it up to snuff? If they offer a free giveback for owners that might be a clue. I'm just speculating here regarding Club Tahoe, but these are interesting developments in an area where land is quite valuable otherwise.
The article also claims that timesharing is outmoded at Tahoe in the face of airbnb/VRBO competition. I'd say that only applies to these smaller outdated resorts though. The Marriotts and Hyatts and WorldMarks, etc. seem to be pretty popular still as far as I can tell. I enjoy them a lot, anyway.
