Good Morning,

Been looking on this site about Palm Beach Shores Resort and Vacation Villas, Not really finding anything, Its an older resort. its been paid off for awhile now just paying maintenance fees. Has anyone ever gotten rid of this one, Want to get rid of it abut I just saw that another company bought them called vatica and they are ran by berkshire group anymore. wondering if they have a deedback program now. I was looking and a few people said they might have a deed in lieu program but not deed back, I dont know whats the difference, it seems they both are the same thing. thanks in advance

It's called Vacatia, and you can try to give your ownership away here on TUG in the Forum under Buying, Selling, Renting. Free Timeshares, and I have given away a few dozen over the years. You probably can too. This requires research. You need to know the week/ float period/ unit size you own, transfer fees and closing costs (call the resort for transfer fees) required for taking over your week. What exchange company does the resort use is another good thing to include.

If you don't care about your credit (I do not care about mine), you could always walk away, if there is no deedback program. I just always consider what is the right thing to do.

We have a week I am trying to give away in that forum, but no one has taken it so far. I have lots of information on that week.

That's an under-the-radar resort, and I've always enjoyed my exchanges there. It's on the beach, just up the road from Marriott Ocean Pointe, with a chair/umbrella concession and (when properly staffed) beach-side food service. Depending on when your week is (fixed, floating, etc.) and what MFs are, you will probably not have trouble finding a taker.

There doesn't seem to be that much on the boards about Vacatia. It does seem as though they are not shy about terminating a resort that is in or near a death spiral, and to me that's a mark in their favor. There are also some positive reports, but that might be relative to prior management. They are not a developer, but a management company, and that definitely has some advantages, the most important being no more sales hawks in the lobby.

We like going there, its just an old resort and we bought it along long time ago when we were young and dumb. I have been putting it on the market and no takers yet. We own week 26 so in June. Yeah, last time we went there we did an update and they were trying to sell us points at Parkway, we did not go with it and the sales guy kinda got mad at us saying if you knew you were not upgrading than why come to this meeting, you are taking money out of my pocket, after that meeting we been wanting to get rid of it. The only thing we like about that resort its right on the ocean. The staff is ok, the rooms are dated.

Vacatia manages Gold Point in Breck and they are doing a great job after Breckenridge Grand Vacations "kicked the resort to the curb" which I don't really mean to sound as nasty as it may seem. Gold Point is very different from anything BGV sells now and wants to be associated with (on the mountain and adjacent to the lift). Gold Point is a distance from the ski lift. Could be bad or good, depending on how you feel about skiing.

How rude that salesperson was. I would have told him that he wasted my time with his ridiculous sales' pitch.

You are probably going to have to give it away. It's not a name brand, and (as you say) the rooms are a bit dated. But, I do think you'd find a taker. See this post for more details:

I am completely unfamiliar with Vacatia and I am certainly not disputing your observations, but I am very curious about the basis for your above comment about Vacatia “terminating resorts”. Examples?:ponder::shrug:

I got that from searching threads on TUG. For example, if the threads are correct, Vacatia was the management company for the Hiawatha pair that Lemonjuice is liquidating, though maybe that was the Board's doing.
