Palm-aire MFs [duplicate threads merged]

Sell my time share now website has a deeded annual resale for Wyndhams palm-aire resort....105,000 points with maintenance fees of $501.34. Im a first time buyer and taking the points are points approach. Im doing my homework and realize the best deal is the most points with the fewest fees. 4.77 for 1000 points is substantially lower than what ive been seeing. so my questions are

1) does this seem reasonable? Palm aire was built in 1964. Ive read MF's will be low in the begining to entice buyers but I would think this is not the case.

2) has anyone purchased from smtn.com

3) I was looking for more points. Would it be better to buy additional points from wyndham or on resale? If bought on resale at another resort they can be merged to be used all at once?

First off MOST of Palm Aire points contracts are CONVERTED FIXED WEEK deeds ... NOT UDI points deeds.

For that level of points .. if a converted fixed week .. it might be a PRIME week bi-annual 2/2 Fountain Palm ... pay 1/2 the MFs annually but get the points every other year of 210,000.

If it is a UDI deeded ... you would be paying more, as you will NOT have the minimum number of points for the CWP minimum annual fee.

Unless it's a straight UDI, the maintenance fee listed has to be wrong. The UDI fee in 2012 was $4.67 per thousand, that would not include the club fee.

Thanks, Scott ... you filled in what the UDI was for PA.

I looked up in the Member's Directory to "get" what was possible for a converted fixed week.

Yes, there are some decent ratios of points of MFs to points for fixed weeks at Palm Aire ownership... but the points would have to be at the HIGHEST level on the charts.

The MFs are paid MONTHLY for a points contract. So the 105K fee for CWP is under the minimum CWP fee level collected ... it is the CWP points membership fee which has a minimum.

The smallest points package I have seen is 28K ... there might be some actually lower.
