Ownership Experience: The District

Had to add a Saturday night 2BR to our reservation because of flights ... damn even with the 55% promotion it cost us half the points of the four nights I already booked. Oh well ... even though I'm complaining its still a great deal.

Well there is a big storm coming to DC and the flights are going to be a mess. So we have now booked to arrive on Friday in order to beat the storm and added that night. No 2BR needed, so booked the lock off 1 BR. Hopefully they'll just upgrade us to a 2BR upon arrival. It looks like they definitely have availability. We sure love EP so we don't have reservation fees for all these additions.

Isnt the upgrade in Elite only within the same unit type? Eg 1 bdrm plus to 1 bdrm Premiere. I do not think it offers upgrades to two bdrms
 
It's supposed to be just within the same unit type, though there have been anecdotal instances of folks getting upgraded to a larger unit type (e.g., a 2 BR from a 1 BR). That's the case for both legacy Elite and Max Tier upgrades. If it were me, I'd just be happy if the 1 BR part of the 2 BR LO for the first night is the same as the 2 BR LO to avoid having to move. The 1 BR + at the District is a bit nicer with the larger living room space but there doesn't seem much to be gained for our uses to have the two separate spaces (other than the extra bathroom, I guess).

Yes normally it is. When I went the just over a week ago, I arrived on the red eye and got there early morning. They let me check in right away, because it's off season, even though check in wasn't until four. By looking at the availability, there is plenty, I am hoping they just put me up in a two bedroom to begin with since I have three separate bookings all connecting days. That would be at least one to two less cleanings of the unit they would have to do thus saving them money. Or they could at least give me the one bedroom lock off the first night and just open the other side the next day. That would work.
 
I am happy to share that we just cleared ROFR, so will be adding a 1BR unit (11,520 points) to our portfolio. We went through Diane Nadeau and are paying $3,000.

Did you become HGV Max as a result of your The District purchase? Also did you qualify for All Inclusive (AI) reservations as a result of the purchase? I am looking at a District resell property and would love to hear of your experience.

Our purchase hasn’t closed yet, but I hope to hear something this week. We were traveling and so were the sellers, so it’s a bit delayed. I believe the all-inclusive is just a matter of paying the additional club dues. I am hoping we get Max as well, but we shall see.
 
Happy to report that the deed and points for our 2BR District unit populated in our HGV account today. Our first resale purchase in the books!

Timeline:

12/8/2025 - Seller accepts offer. Fill out paperwork and submit to listing agent (Fidelity Real Estate)

12/12/2025 - Deposit paid (TCFL - great to work with, smooth process and very responsive)

1/3/2026 - Passed ROFR

1/15/2026 - completed buyer and seller closing documents received by title company (TCFL) and recorded deed forwarded to HGV.

2/2/2026 - Deed and points populate in HGV account.
