Ownership Experience: The District

I am HGVC Legacy (resale only) and looking to add The District resale deed to my membership. How much is the 2026 Inclusive Club Dues? My Member Dues this year were $230 but do not include unlimited reservations like you have. Thanks in advance.
  • $390 per year for members residing in the U.S. or Canada
  • $417 per year for members outside the U.S. or Canada

Definitely not at the same level as W57 or The Quin, but this is in the very lowest season and there were only about a dozen owners in the place. This was our first stay as owners in a while; the evening one had a selection of decent cheeses and the coconut shrimp weren't bad. We've had better experiences previously, but I'm kind of happy they aren't spending too much when the usage is this low. Plus, it's not a choice of either the breakfast spread here or the buffet downstairs; you can bring up an omelet from there.

As an amusing comparison, this is what they had when they reopened in 2021:

I am happy to share that we just cleared ROFR, so will be adding a 1BR unit (11,520 points) to our portfolio. We went through Diane Nadeau and are paying $3,000.

Edit: added to ROFR database

Do you simply get a special key card to enter as an owner at check-in?

They key the card for both your room and the owners lounge, so it's just one card.

Congrats! The F&D cannot wait any longer...

Josh Cabernet Sauvignon, Josh Chardonnay, Blue Moon, Sam Adams Boston Lager, and Bud Light (for those that don’t really want a beer). Sodas, bottled still water and Perrier available throughout the day along with snacks (Kind bars, chips, etc.).

I hope you get Max as part of your purchase at The District. Please let me know if you got Maxxed as I am about to pull the trigger on a resale at The District.

At Elara bHC, the owner's lounge still hasn't opened (I don't think they've sold enough units), so owners get a $20/person/day food and beverage credit. Redeemable at the lobby bar, lobby Starbucks, and the pool.

The food at the Elara pool is surprisingly good -- not standard Hilton buffet fare. I think it's worth checking out.

Wow you all paying some bucks for a District Week. I don't need the lounge nor OS that badly. I've got more than enough points and EP. Don't worry about me bidding against you for a week. Have at it and hope you get a good price. I'll wait or just play my cards with points in my bank.

I am curious to see if that happens.

Enjoy and you will love the AI booking fee. I sure have had great use of the AI.

We will be staying at the District in a couple of months. Last time we were there was a few years ago. Looking forward to the snacks and evening apps.

We're down there a week from Tuesday - if you're there at the same time I'd be happy to show you the lounge. We like it better than the breakfast and happy hour downstairs, though the omelet bar isn't bad down there - you can always bring it up if that's your preference.
Hey @Eric B sorry we will miss you. Did a last min trip and arrived at District this morning. I love off season … they let me check in early as the upgraded room is ready. I leave Monday. At the omelette buffet already and I will crash soon after that red eye flight. Supposed to rain all day. I guess I’ll watch NFL and hit the town if the rain lets up.

That's a good walk-up takeout place within a reasonable walk of the District if you're looking for some grub.

I was thinking you had posted a 150,000 Point Owners Update;)

The Halal Guys is right up the street for some tasty beef or chicken dish.

They keep calling. But they don’t return the call. Besides the DW isn’t with me on this trip so they won’t tour me.

Yup…eaten there more than once. Though we stay at the Mayflower (either MVC or ‘cash’ depending on the rates).

The HC District OU opening offer from the on site concierge is 100k HH or $300. Can negotiate up from there. And they will tour you single without spouse. Not doing it this trip but will see what the DW want to do next trip. Maybe I can get her to go on her own and she can kick herself under the table if she asks any questions.

Just booked a 2BR LX under the current 55% promotion. Four nights only 3,000 HGVC points. Good deal since we have to be there. First time to stay there. Considering ownership for the lounge and OS benefits but let's see how we like the place. This promo beats the OS rates as well from what I can tell.
Had to add a Saturday night 2BR to our reservation because of flights ... damn even with the 55% promotion it cost us half the points of the four nights I already booked. Oh well ... even though I'm complaining its still a great deal.

POINTS USED 1,510
Regular cost: 3,360
TOTAL SAVED 1,850 (55.1%)
