It looks like a fantastic location -- doesn't look like there's much of a resort, but I'd probably take a flyer on it. Three bedrooms are really hard to come by and particularly in Maui. If you need the space, I'd go for it.We have been offered a 3 bedroom in May. I cannot find a recent review and hesitate to accept the exchange.

I had no idea this place existed, so I may add it to some searches I've got. I'd really like to stay in the Kapalua area -- it's quiet and beautiful beaches...just our style.

Yes, I'd confirm that too, but I wouldn't necessarily turn it down if the answer is no. Pretty much nobody who lives in Hawaii has AC, at least if you live someplace that has some cross-ventilation. I certainly didn't have AC when I lived there and it was fine. The windows stay open and you have a near-constant breeze, and ceiling fans....it's usually pretty comfortable. But if you're the sort that needs to be cooled to 68º at all times, then AC would be a must.I would confirm if it has AC. I know at one time it didn't.

Getting some of the trade winds makes all the difference. Without the trades some places can get extremely hot.
We stayed at Valley Isle on Maui and were up on the 10th floor but the trades stopped and no A/C. You couldn't even use the lanai in the afternoon, way too hot. So it does really depend where you are at.
I agree. We are in a location where our lanai faces the Mountains and our front door faces the Ocean so we get winds blowing right thru our unit all the time thru our security gate door, however, the way the Waikiki land curves around our lanai has an unobstructed view of Diamond Head to the east and an ocean view overlooking Fort DeRussey park area, therefore, we get the trades when they blow coming from the East across our Lanai in addition. At times we have to close some doors since it actually gets too cold even though the temperature is in the 70's.
