? on Harbour Lakes lock off

Is it true that you buy a 2 bedroom you can lock it off if the resort has enough lock offs to allow this or do you have to buy a 2 bedroom lock off and would it state that in the deed? Not sure if I worded it right but I hope you understand what I am asking.
 
I believe that Harbour lakes is the new name for the Horizons by Marriott Vacation Club at Orlando. That resort has lock-offs.

Therefore, I believe you can call, reserve a unit which locks-off and then deposit both units. Just be sure to tell them that thats what you want to do when you call.
 
It depends on what's available at Harbour Lakes. If all villas are lockoff units, then, yes, you are guaranteed a lockoff unit. If, however, there are some dedicated 2BRs that were sold as non-lockoffs, then your reservation is subject to availability of lockoff units. For example, at MGV both types are available, so it's a first come first served reservation system. I learned this when I was just a little late making an Easter reservation, and needed to accept a non-lockoff unit. The type of unit you bought should be stated on your deed as lockoff if that's what you bought. Sorry, I don't know what's available at Harbour Lakes, but hope this helps answer your question.
 
According to my owner's news letter, Harbour Lakes only 316 villas and 48 of them are lockout units. I am deeded a non lockout unit but I have lockout privaleges. Since I bought before the lockouts were build they included the lockout usage as part of our contract.
 
Thanks everyone! NJMOM2 it's funny that I see you have Oceanwatch also because I just signed a contract for that resort and was looking for an Orlando one with lock-off because we go to florida alot. I just want to make sure that I understand what I am buying and that sellers are not misleading me.
 
I closed on the OceanWatch timeshare in March of this year. We have not been there yet. I am looking forward for our first visit sometime next year.
 
Salesman being homest?

I spoke to a Marriott salesman who was a friend of a friend. He told me that buying resale at Harbour Lakes can be tricky because the contracts from when it was Horizon may have some quirks. Is he being truthful?

Also, he told be that I could buy, at Harbour Lakes, a 2 Bd Lock off, Platinum season for $17765 (with the Marriott 15% off promo) and he would throw in 100,000 MRP. Can I negotiate with him like asking for the 25% owners discount or 250,000 MRP?

Or instead of buying at $17.7K, you could spend < $5k and buy resale!!

Was he being truthfull? maybe:shrug: , but for a savings of more than $12K I'd risk resale. Also, you could buy Grand Vista ( which has always been Marriott) and get the lock off feature and still save $12K.

Plus if there are quirks with the horizon deeds, will you be able to sell the TS when you are done with it?

I cannot imagine anyone plunking down this much money for an ORLANDO timeshare. There is such a glut of TS in Orlando....I would absolutely buy resale unless you are just looking to ship money to Mr. Marriott!!! ;)
 
Bill, I have checked around on some of the resale websites and the cheapest I found a platinum 2 bd lockoff in Grande Vista or Harbour Lake is $9500. (Most were more like $11000). Are there better sites for cheaper prices?

Also, the salesman said that when you buy direct, you have a Marriott rep that helps facilitate the "trade" from one Marriott to another. Do you still get that and the same priority if you buy resale?

You get this when buying resale. The only option you loose with resale is the option to trade your week for Marriott Rewards Points.

Not all units at Harbour Lake are lockoffs, but all owners have the option to lock off (based on availablitly). There really shouldn't be any quirks with buying a resale Harbour Lake. Only the name changed. The legal description of the unit is still the same, so anyone doing a deed shouldn't have any problems deeding over a week that was sold under the Horizons name.

Keep in mind that selling prices may be much less than asking prices. It never hurts to make an offer on as many ads as possible. Especially in today's economy, you never know when you stumble on a more anxious seller.

Marriott reps are automatically assigned to direct purchasers and can be requested by resale buyers. The advisers do just that, so there really is no priority enhancement. as I said, though, resale buyers will be assistant a vacation assistant if they request one. On the other hand, if you stick around Tug awhile you likely won't need one :) .
 
This link is for the marriott ROFR database which a Tugger does a great job keeping up to date. It says the last ROFR posted for the database had a sales price of $6000.

I think you could find a platinum 2 bd for less now.

Does anyone have an opinion on Grande Vista vs. Harbour Lake? My daughter is 7. I know Harbour Lake is great for kids but I assume Grande Vista is nice also and may be better as she gets older.

Have you heard of Re Max Town Centre? They are selling on one of the sites.
