Official Secrets of OWNERS (please) Four Seasons Aviara Thread

I am new here, so I hope I am posting in the right place. Thanks for the photos on the refurbished unit btw.

I am writing because I just read a notice on the myresidence site that the housekeeping fees have been increased as of July 1. Am I the last person to know this has changed? I was under the impression that we still had daily cleaning, one full clean per week (and never recall having to pay for a check out cleaning) as part of our HOA dues. Maybe I am misunderstanding - and I do have an email in to owner services.

Hah. Replying to myself .. I got a message from owner services that they still have the regular cleaning schedule in place for no additional charge. Anywho -- jumped the gun on that one. Sorry.

Hi Pamela

That memo from 4Seasons was oddly worded. Appreciate you posting. Looks like 2 main changes -- one for smoking fee ( now $300 ( each time ?? ) ) and the 2nd for pet fee cleaning ( you only pay this once a stay - was $195 for 2bbd now $230 / 1bbd now $130 and studio now $100 )

Who will. be the first to report the start on ondo updating -- should start soon .... :)

Another fee update/upcharge - the fee to split the lock off into two units went from $59 to $85 (three days before I did mine for 2025 and no possibility of a pass on this one 😕) about 10 days ago.

Hi Pamela

That memo from 4Seasons was oddly worded. ...snip ....
these extra options are described below ( from a question I sent Owners Services ) ... something I have learned after all these years ... ;-)

" These are the additional cleaning fees we offer. The full clean is an additional room refresh with a change of sheets, towels, etc. The check out cleaning fee is typically used when owners leave mid week and send in friends or family, it allows the room to be fully reset as if no one has never stayed in the room. Turn down is for a refresh before bed. "

Hello, I'm also considering purchasing resale here. It looks like the deal is not for the summer weeks though and it is a stand alone one bedroom. My concern is I've read on this thread you need at least two in order to get weeks you want. Also, when renting it out, is the resort okay with that?
If you are still interested in purchasing at Aviara, my father in law currently has 5 weeks and would like to reduce it to 3 or even less and is a very motivated seller. You can email me at Bosox.jp@gmail.com if you would like to start a discussion.
Thanks.

Hi Seamaster, are you still looking to buy at Aviara?

Hi to all
Staying this year in Osprey ( they were started first for Renovations ). Summitt 28 & 29 almost done and they have started the Meadow's for a couple of villa's. Our response and from many others are positive. A fun 'bitch' is the removal of the recliner ( and others didn't know it was a recliner ).

Something new is complimentary 'Croissants and Coffee' on Tue morning for the women. A great way for owners to meet others and see if they share any. interests. This is ideal for anyone who has a long. stay ( many of of 'snow birds' here are 8-12 week owners. Also the weekly 'sips' complimentary Wine and appetizers is another good wattering hole for owners to get updated with 'Aviara friends'

Reminder for housekeeping -- you can schedule your time if you find that makes it easier. They start at 9:00 thru the day.

There are two Lucid EV's available for a morning or afternoon four hour 'test drive'. You need proof of insurance and your drivers licence. Also E-bikes for residence use ( not sure if they had that last year or not ) but my day of biking are over.

Glad to see the weather here is back to normal after a wet year last year.

Comment on recent ( 5/5/25 ) review of Aviara by ??
1) no Netflix etc on TV's ... I have been told that once all units had been updated the 'normal' things we expect in smart TV's will be added such as YouTube and Netflix ( for your account use ) -- expect that soon I would guess.
2) I am sad that they denied use to a Cdn for the Lucid test drives -- we I asked in Feb is was initially told the same thing - but when I pressed them on a 'higher level' I received a call back saying we could as Cdn's -- just remember you need proof of your insurance ( which is something you would not normally have if you flew there - so you need to request a copy e-mails from your agent I assume ) ... we didn't try the Lucid as we just never seemed to have the time on this trip. ps - remind staff that the Four Season's is a Cdn company ...:)

The refurbished units look great!

Have all buildings been refurbished?
I was told they had finished all the buildings.

We all really liked the updates - after almost 30 years it was a welcome refresh! At first I did miss the recliner but the sectional adds so much more seating. Converting the old TV area to a bar was genius! And the new case goods increased the usable storage in the bedrooms.

Off Topic - I somehow forgot (two weeks in a row) to make my request for our 2026 weeks in a timely manner. I have two concurrent weeks (Sept 2026) that I listed on the Aviara FB page and wanted to list them here in the hopes of swapping with another owner. Can someone tell me the protocol for doing that? Or if it is even allowed?

I saw some posts about streaming services being available at some point. It was not available as of our stay (ending 9/1/25) but I took our Roku and it worked like a charm.

Hi Pamela

Here on our winter stay -- all units now set up on AppleTV units that allow for app download and all streaming service set-up ( which get flushed on oyur reparture ). You can also use Roku or similar with optional HDM port - for anyhting not in the exisitng options). If any problems the IT dept on site can help you any set up. Hint --the 'back button' on the remote is your key button - fooled me the first time.

ps - if here for al longer stay - all IT with your 'Mac addresses' for your laptops and phoness etc ... to limit re-connecting ever week.
