The $290 Executive fee should be subtracted when quoting HRA mf, since it isn't really part of HRA's mf. I hate that Marriott attached my Chairman's dues to HRA since the VAT is charged on it as well.

Not a typo, only a $0.39 increase!!

Was the building fire in phase II? Trying to determine why phase II would see such a big increase compared to phase I.
 
And since they put my Chairman's club dues on my HRA it is actually $320 + $32 VAT, so $352. I had multiple other ownerships prior to the HRA units, but it seems like Marriott just picks HRA if you own a unit there. I can not get them to attach my dues to another unit! So, $5,207.50 for an annual 2br lock-off phase II if you add the Chairman's dues.

2026 Vacation Ownership Assessment: $1101.28 (2025 was $1279.80 - 13.95% decrease)
2026 Condo Common Assessment: $1182.38 (2025 was $954.83 - 23.83% increase)
2026 VAT: $265.76 (2025 was 260.79 - 1.91% increase)
2026 Atlantis Facilities Fee: $373.85 (2025 was $373.32 - 0.14% increase)

2026 Total: $2923.27 (2026 total was $2868.74 - 1.90% total increase vs last year)

Maybe 10 more years of 1.9% will make up for the damage since 2022...

It may sound funny, but in the 8-10 years prior to 2022 I believe HRA had the lowest annualized percentage MF increases in the Starwood/Vistana system (albeit the starting level was already high) - probably sub-2.5% per year. When you're approximating CPI in the long run, that's actually a sustainable rate.

Here's what I mean:

2014 MFs: $1735
2022 MFs: $2093

2.37% annualized over 8 years!

Including this recent low increase for 2026, the annualized growth from 2022 to 2026 has been 8.7%. We'll need a lot more 1.9% increases to revert to the old pre-MVC norm!

Unfortunately it seems I picked up a 3Br at Harborside at the wrong time. I agree with your assessment that it is an accelerated spiral: $4931 (2024), $5346 (2025), and projected $6345 (2026).

Where/how does the "death spiral" end? Others that have been in the timeshare field longer than me, where does it leave the owners other than trying to bail out or defaulting on annual dues (which only adds fuel to the spiral)?

We love going to Atlantis, and as a family of 6 there aren't any "reasonable" options to stay on property so this was our best bet. But even these dues are quickly becoming unreasonable/ unsustainable for us. Wanted to guarantee our timeframe at 12 months out, but now wishing at this time that we had bought in elsewhere and just traded in at the 8 month mark each year.

Is there any hope of the management company taking drastic steps to improve things (reselling defaulted units, new management, financial bailout)? You would think Marriott International wouldn't want it to go bankrupt. Or am I just delusional and they will just continue to have defaults and pass the losses on to owners with rising annual dues until it becomes so dilapidated that it no longer exists?
Wow, that is a relief! Anyone know why the projected numbers they sent us (see above, 3Br was $6345) were so drastically different than the actual final 2026 MF of $5452?

$335.08 for Hawaii (taxed) for MVC Chairman Level.
$319.37 in 2025 (4.9% increase)

Overall, with Club Dues our WKORV OFD MFs are $5,293.70 (!!!)

Thanks for flagging this. I just checked and our Presidential fees ($314.14) were added to our WKORV-N week (along with the Hawaii tax).

The good news for those interested is that it looks like the Abound fee covers the VSN-only week as well (so no double-club fees). We have one mandatory resale week purchased earlier this year, so it is not in Abound, all our other weeks are.
