I agree, but currently, I don't have the time to do it, nor do I have the background on many of the newer issues like Marriott/Abound/Bonvoy, and the various mutations of Home Options. It would be great if any of you who have the knowledge on a specific topic, or would like to take on re-writing one of the main articles, would like to volunteer to write something up, and then post it here for input.

Also - Trying to designate a separate thread for MF discussions was never very successful in my opinion - posters just didn't notice or didn't care that there were 2 threads, and it all got muddled together anyway.

I also agree.
Perhaps someone could at least go through this thread and remove the unnecessary posts that doesn't specifically list MFs? Including this one. ;)
hope all is well - spent last week in Maui - weather was perfect and turtles galore (reminded me of Maho Bay in STJ).

They work the same as your StarOptions, except that within the home booking period you aren't limited to a specific resort or to 7-night bookings. During that period you have access to any inventory within that specific trust (Sheraton, Westins in the US, Westins in Mexico). Once within the 8-month period, if enrolled in VSN it works exactly the same as your deeded weeks' StarOptions, as long as they are enrolled in VSN. Resale Flex contracts that aren't retro'd will just stay restricted to the specific trust's properties/inventory. Converting your weeks to Abound is *sorta/kinda* the same concept as using your StarOptions in lieu of your deeded week, except you have to decide much further ahead of time that you are specifically converting your VOI for a given Use Year to Club Points, and you don't have to wait until 8 months out to book.

Fortunately there is a thread with a wealth of information on the Flex programs. The MF are a bit more than owning the underlying resort (trying to stay on topic here!), but if you understand the SO system then it’s easy to convert to thinking about Flex.

I am getting an error message when trying to download e-statements. This error has been there for the last few weeks for me. Does anyone else has the same error, or is it just me?

Although the official statements are not yet out, from the annual meeting which I attended today:

Westin Desert Willow Villas
$2807.02 for 2 BR lockoff
This is a 0.4% ($11.43) increase over 2025

Operating expenses are budgeted lower for 2025 but the assessment for reserves went up, there is a major refurbishment coming in 2030 and they are starting to build up reserves to ensure that its costs are fully covered.

I had this exact scenario where we had a resale SDO and it needed its own II account separate from our mandatory resale and developer purchase. I never actually used the resale II account, but for some reason Vistana gave it to me free for one year.

Once we did the retro the SDO was moved to the developer II account.

I’m interested to see what happens this year now that we’ve added a resale mandatory WKORVN. I suspect I’ll pay an abound fee plus the VSN fee, even though we only have a single II account now. Will see shortly.
In 2023 I bought a resale mandatory WKV. It was merged with my grandfathered enrolled WKORVN account. I called and they were able merge with my II account. My SDO voluntary has a separate login and II account that I must pay for.

It appears the resale distinction is mandatory vs. voluntary account unless the voluntary resale is retro or bought from developer.

Thanks. This reminded me to check in on our II account. The new mandatory resale is showing up in the developer II account with all the other units we own. Fortunately I didn’t have to call.

I own SVV Bella EOY - So a mandatory resort. I just got my statement and was not charged the Typical ~$250ish membership fee... I assume this shouldn't have happened but not sure if I should call and ask, or take the win. Does this indicate I'm not enrolled in something I should be? Anyone else notice no charge for Membership Fee?

There was no change in the 2026 Operating Assessment fee. The increase was mainly in replacemnet reserves as well as about a $30 increase in taxes.
 
Do you only own the one week or do you have other mandatory ownerships? I just looked at our Bella MF statement and I am being charged the Club Dues fee.

With Bella, if it is in Abound you would pay the Abound Club Dues fee and if it isn't enrolled in Abound, there would still be the VSN fee.
As far as I know, Im enrolled in Abound (I don't elect Club Points though), certainly expected a VSN Fee as I utilize that every use year to book the other resorts. It is my only ownership. I feel like its an error.

Yeah, you may want to call them about that. It should show up something like this on your bill.

Increase: 4.9% - mainly driven by a large percentage increase in reserve assessments, offset partially by a slight decrease in operating and property taxes.
