This is not the large 1 bedroom which is called Premium. It is the smaller and really is a studio.

Something doesn't add up to me, but I just figured it out.

I see you added the $280 Membership fee in the reported $2490 number, so the actual MFs are around $2210.

We don't usually include the membership fees in the reported numbers for this thread (even if mandatory resort) because they are not really related to running the resort. Also, some people own 10 weeks and some people own 1 week and they pay similar membership fees overall. Mine, for example, are billed with my Kierland ownership, so I don't even see the number on the HRA bill.

WMH 2BD Annual just received and holy sh*t. Go to love those assessments, biggest I've seen in a while. Not sure how much longer this makes sense. I remember in the presentation some 20 years ago the sales guy saying that the VOA would go down as more members came on board. ;)

We own a 3BDRM WSJ pool villa July 4th week and these are one of the TS units out there that is in fact still a good value compared to MFs, and its a really special unit in my book, but its so sad that the price has skyrocketed over the last few years and at some point if these ridiculous increases don't stop it won't be for long.

The problem is the low/negative value WSJ-VGV VOIs putting pressure on the higher value VOIs due to Owners defaulting - and MVC/Vistana not doing buybacks as previously done.

That is high for Palm Desert. Even Shadow Ridge is not that high. WDW is pretty high, however. At least with Westin, your property taxes are not billed separately.

I know that as they came back after the pandemic, WDW and WMH had to pay much higher wages than previously to find housekeepers and other roles. I think we are continuing to see higher wages impacting MFs. Another big area is InsUranus, my commercial policies went up 50% in some cases this year. I imagine the resorts are having to absorb big increases too. But the MFs are getting to the point where they don’t represent much savings over just renting something for cash. I am worried that delinquencies are going to start shooting uo.

Exactly my point. We have always traded in to II and used the getaways to extract as much value out of this WMH ownership since the actual value is zero.

I've certainly gotten value out of my original 10k investment but going forward will be more challenging.

I have attached the fee. An increase of over $400. This is my third year paying MF. This MF has increased drastically since Marriott took over Vistana. This is not looking good IMHO.

Are you sure it's not a $170 increase because when you pre-pay you don't usually pre-pay your membership and you are including that $240 in the 'increase'?

It's also the VSN fee for use of StarOptions. Owning a mandatory resort, you can't opt out.

FYI, when I went to pay it defaulted to the amount *without* the ARDA contribution. This is a huge improvement, since we no longer need to remember to adjust the payment amount.
I just paid my SDO EOY 2 bedroom lock off maintenance fees tonight, and deducted the voluntary $10 from the SDO amount since it showed up with the extra $10 in the total. Total I paid is $735.86. Now my account says that I owe $10. Is this what others are seeing when they pay SDO? All of my WKORV contracts did not add the voluntary fee into the total, but SDO did.
UPDATE: I made a mistake when looking at the statement because there were two totals, and I wrote down the first total (which didn't include the ARDA) and then deducted $10.

I received an updated bill in the mail for an additional $63.30, new total $386.23 for as follows:
Vacation ownership $262.17
Condo Common Assessment $81.71
Estimated Real Estate Tax $42.85

I declined to pay the $10 ARDA contribution

I have a remaining balance on WKORVN for the voluntary contribution. If you read the payment portal (may have to go back to prior year statement if you prepaid some during 2023) there should be language at the bottom to not pay and leave a balance if you decide not to contribute. SDO may be the same. Take a screenshot in case there are issues but they are supposed to remove that voluntary balance after the new year.

For WKV they separated ARDA and show a zero balance if not paid the $10 which is smart because I have screwed up in the past and had to request a refund. I am certain I am not to only person to have screwed this up and paid the entire amount.

I know this is an old post but I have an EOY through Sheraton/Vistana and have always wondered why I have to pay a maintenance fee every year. I have a 2 bedroom lock off in Orlando. It is only 67,100 points. Hard to exchange.
