Oceana Palms Availability

We're making plans to go to Oceana Palms this fall and hope to use a Marriott Reward Travel Package to book a room. When I called a Marriott Rewards CS rep last week to inquire about availability, she said there weren't any rooms available. When I looked at the MVC website, it showed a wide choice of check-in days. The CS rep said she wouldn't be able to see MVC availability on her system (which I was aware of), but she was even more stunned to see the complete lack of availability for several months using MR points. When I went to marriott.com to see if I could replicate her results, there are no check-in dates at Oceana Palms even for cash stays after May 17, 2016!:confused: Anybody have any clue about what's going on?
 
I imagine no one has converted their weeks or points for Reward Points for your requested days. Until that happens, Marriott doesn't have access to them for hotel stays.

The inventory that becomes available on Marriott.com is from owners opting to rent their weeks through MVCI or owners converting their weeks to reward points. I can't speak specifically to reward piont availability, but I do think this is more rare at vacation club properties.

I would think that a reward stay in a 2BR property is rather steep. In additional to the travel package, you will have to pay 5,000 additional points per night for each upgrade in unit size. Since a certificate from a travel package is only good for a hotel room, you need to pay 5,000 to upgrade to a 1BR and then another 5,000 to upgrade to a 2BR. That is an additional 60,000 points on top of the travel package.
 
My understanding is that the new tower is wholly owned by the Trust. That's why I'm puzzled by the complete lack of availability for paid or MR stays over such an extended time. :shrug:

The new tower is owned by the Trust, however the trust depends upon Marriott Vacation Club Destination Points to operate....

MR stays (via Marriott Reward Points) are not the same as Vacation Club Points.

Not sure why there is no availability for stays with cash.

I think there are several factors resulting in low MR point availability for Oceana Palms.
1. Due to the fact that Marriott has never increased the number of MR points allocated for converting a week to MR, while the point requirements have increased exponentially over the past few years. Why would any owner give up a week in a 2BR beachfront condo for four nights in a Courtyard?
2. For those of us who own weeks here, we would likely convert our week to VC points or exchange through Interval, therefore providing no inventory to Marriott hotels.
3. Over half of Oceana Palms is owned by the trust, so I would expect VC points represent a greater value to MVC than Marriott rentals.
4. Oceana Palms is a showcase property for selling more VC points. Therefore available inventory is likely used for promotional packages.

Frankly, I think it will become very difficult to use MR points for any MVC property as owners stop converting weeks to MR points due to their worthless value. The only thing that may change that is if Marriott increases the points allocated, but I doubt that will ever happen.
