Ocean Pointe: Misleading ad on TUG

I just saw a "For Sale" ad on TUG for a 2BR Platinum @ Ocean Pointe which was posted Nov 8th. The Asking Price is $26K. The Seller is saying that the MF is only $900! This is so totally wrong. Somebody ought to correct it. I have not yet received my notice from Marriott re: 2007 MF but I know from discussions here that it is over $1200!!!

The MF was $900 but has recently gone up. If you haven't received your bill, I'd assume they might not have recieced their bill yet. BTW, my 3 bedroom silver unit is a little less than $1,100, not over $1,200. I don't think the 2 bdrm plat. season units are > $1,200.

The MF thread shows OP as $993. I'm not sure what size unit of what season that's in. The add may not be misleading at all.
 
I am only going by what OP owners here have told me. It's over $1200 for a 2BR Platinum. There's the MF plus Assessment. I think the Seller shd have checked b/f posting.
 
I am going by the recent "OP Maintenance Fee" thread which said that the MF on a 2BR Platinum was $1098.27 plus an Assessment of $195. That's $1293.27
These fees are proposed. To be ratified on Nov 13.
 
All I can say is I'm looking directly at my copy of the 2006 approved maintneance fee schedule for Ocean Pointe. A two bedroom Platinum season shows $876 plus $30 for Florida Club fee's or $906. The SA has yet to be approved so, it could end up being less than or more than $195. I don't think I'd put a maybe into an add, even if it's almost a certain thing.

The Plat. 3 bedroom shows $1115.01, Gold 3 bedroom is $994.66, Silver 3 bedroom is 989.37 (which I own), Plat. 2 bdrm is 876.18, Gold 2 bdrm is $812.77 and Silver 2 bedroom is 802.30. Add $30 for FL Club dues to all of these.

As I know what my bill says, I'm very certain all the other figures are correct as well. Therefore, I don't think the add is misleading or untruthful. In fact, other than not mentioning the SA is looks pretty much dead on. The SA is burried in the second page and is not obvious unless you read throught the entire thing. Plus, it's not a sure thing. The SA could be either higher or lower than what's proposed.

The MF's have already been approved and do not require a vote. The SA might need a vote but the MF's are already a done deal.

It looks to me as though the advertiser is correct: I can confirm that the current (2006) fees are $906.

How an advertiser chooses to list fees and other elements of the ad is an individual choice, even if an advertiser had chosen to incorrectly list fees as being $500. It's still up to prospective purchasers to do their due diligence before buying.
 
$876 (2 bd plat) + $30 (fl club fee) + $195 (propsed SA) = $1,101.

That's pretty close to $1,098.27. Perhaps the person who posted the 2 bedroom MF's had added all those numbers together to come up with their figure and just had it off hit a wrong key when adding them together.
 
That's apples and oranges, I think. The $876 and $30 (total $906) is for 2006. The proposed SA and the $1,098.27 is for 2007.
 
I search resales fairly often and I often see some variation in MFs among ads for the same resort/season. I'm guessing that most people don't bother to verify the exact amount when creating their ad. Another case of buyer beware...

I'm not certain but won't next years (2007) MF's be announced in Dec. of '07? The bill statement I have and am looking at just arrived last week and is due for this year. Last year, I paid $899 total for my MF's on our 3 bedroom OF unit, this year it's $1,019

It seems to me that $906 is the current billing for a 2 bedroom Plat. Add $195 to that and you get close to the initial figure the OP was concerned about. It's just the OP added another $195 to that and you get up over $1,200.

Again, I do not believe the add is misleading. The current MF's for a 2 bedroom Plat. at OP is $906. We'll find out about 2007's bill around Nov. of next year.

No, the bill you received last week is for 2007. It's likely due on or about Jauary 31, 2007. HOAs collect fees in advance.

The 2008 fees will be announced in late 2007, after the 2008 budget is completed and approved by the HOA board.
