Ocean Landings Cocoa Beach FL - 2nd-Floor 1BR Oceanview Unit, II/RCI tradeable, $678 Annual MF, Week 35 (Labor Day Weekend start)

We're looking to let go of our Ocean Landings timeshare in Cocoa Beach Florida, it's an oceanview one-bedroom w/kitchen. Great for NASA and Orlando trips (Disney World / Universal Studios), walk-out beach access, surfing lessons with Ron Jon surfshop nearby, and cruises through Port Canaveral. We've also done exchanges with it on Interval International.

Buyer to pay this year's 2025 annual fees and any transfer fees.

- Timeshare is fixed annual for Week 35. For 2025 this is Aug 30 - Sept 6th - starts on Saturday of Labor Day weekend!

- This is a one-bedroom oceanview unit with kitchen - good for small families (sleeps 4) or a couple friends doing a surf trip.

- Room is on 2nd floor in building C, which has an elevator.

- 2025's fees combined with maintenance, property tax, and resort fund are around $678.

- This timeshare should be exchangeable through memberships on Interval International ( https://www.intervalworld.com/web/cs?a=1503&resortCode=OLR ) or RCI ( https://www.rci.com/pre-rci/us/en/resort-directory/resortdetails?resortCode=DS86 ). We've used Interval International (II) in the past - II lists this unit with Minimum Bedroom Trade Out Capacity as 1, Maximum Bedroom Trade Out Capacity as 4, Kitchen unit.

- Prefer working with a known transfer company (e.g. LT Transfers - likely around $225 plus any notary/mailing costs) though open to discussing this further.
 
Still available - since someone I was messaging was asking questions about this here's a few extra details:

- The closest valuations I've seen of this unit are probably from the affiliated seller for Ocean Landings timeshares (https://mvpinventory.com/) where they list some discounted timeshares for existing OL owners - ones similar to this are listed at $1459 but there's not as many around during holiday weeks (e.g. week 27, July 4th) or what our timeshare is (week 35, Labor Day). The prices for these honestly go all over the place - some on redweek listing for $4000, and of course crazy people like me essentially giving it for free aside from MF/transfer costs.

- As far as what I've traded this before with on Interval International - I recall exchanging this for Colorado/New Mexico winter trips a number of times, along with some other stays along the west coast and international.
 
Happy Summer! It's still available, and if someone purchases during July we'll cover any transfer costs - so you'd just have to pay for 2025's maintenance fee of around $678. We do have a quit claim form on hand but also willing to go through the safer route of using an attorney to do a transfer.

This is a nice getaway for labor day weekend before life gets busy in the fall.

Just FYI, as far as I can tell you don't need an attorney, I believe a transfer company like LT Transfer will be less than an attorney.

Thanks yes I was mentioning LTTransfers in the first post and essentially what I was referring to in regards to any transfer fees (which I'm willing to cover the costs for if someone's purchasing in July or August)
 
Happy August! As Labor Day and Week 35 approaches we've had some interest but nothing final yet, and want to sweeten the deal with a couple specials for August 2025:

- Purchase discount for August 2025: We're willing to waive transfer fees (worth around $250 to work with someone like LT Transfers) AND discount the 2025 MF fee down 50% to $339 if you purchase the timeshare before August 23rd 2025.

This is actually a good deal and if we didn't already have week 33 in the C building I would consider it. What I wanted to mention in case someone was interested in the place but not the fixed week is that they have been extremely accommodating to us in internally swapping our week 33 for a later week. Week 33 was great when the kids were little and we had to consider school schedules but now its the 2 of us we wanted a week more into fall and were never disappointed when requesting a swap. Are there photos of the apartment and the complex? How far from the water? Can I know more about it's location? What is the surrounding area like?

The location is best shown on the google map for it: https://maps.app.goo.gl/cQwanQB6ro2FBB4C7 , there's some information & photos on https://www.oceanlandings.com/ and put some map screenshots and older photos below.

Looking at the map and going by memory, the complex is about 300 feet from the water and this particular unit is oceanview. My memory of staying there is walking out to the beach, then they have hoses/showers outside the oceanview buildings to help wash down afterward. The surrounding nearby area is (from my biased view) within short drive/bikeable distance is Ron Jon surf shop (taken lessons & rented surfboards for the week there before), and the Westgate Cocoa Beach Pier. The area is pretty tailored for tourism. We usually stayed here as a starting place before doing daytrips to Disney World/Universal Studios out in Orlando (1hr 20min drive), Kennedy Space Center (30min drive), touring the Everglades, Florida Keys, etc (4+ hr drive). I never went on a cruise but there's also Port Canaveral close to Kennedy Space Center and am guessing some may be using these timeshares in conjunction with a cruise further south to the caribbean.

(NOTE: The separate rental listing for 2025 I had is officially booked as of August 23rd (was just about to update that post after noticing it went on the newsletter yesterday) and the "Purchase discount for August 2025" discount I had earlier is over for now, but still open to talking about selling the timeshare. Maintenance Fees for 2025 have already been paid for.

I haven't confirmed 2026's exact dates yet, but I'm estimating Aug 29th - Sept 5th, ending on the Saturday of Labor Day Weekend).

Can you see the ocean from a second floor unit? At The Resort on Cocoa Beach, you can't. Foliage is in the way.
 
I have stayed there and there is no foliage. You are fairly close to the water. They also had a nice pool and amenities.

Thanks for the information. I've checked out the website. Seems all 1 BDR are further back from the ocean, but doesn't really matter as the whole complex has access to the private beach. I've never owned a timeshare before, but this seems like a beautiful place.

There are two building that are on the ocean and they are one bedroom.

Late reply but here's an actual photo of the view from the timeshare unit I'm selling. So there's some foliage but IIRC you end up seeing the ocean and much of the beach when actually on the balcony.

I'll take it. I own a few. The quit claim deed is easy and only costs $10.70. I know how to do it. No reason for transfer company
