Not paying Maintenance Fees!

If you add in property taxes of about $500, the cost to Hono Koa, oceanfront Koa annual week is $3,258. Westin Ka'anapali is $3,431 for a 2 bedroom lockoff unit. Something is rotten here.

As for the RCI bargains on weeks at Hono Koa, these units cannot compare in size or view to the Koa oceanfront units. If a renter gets a Koa unit and not a Palm or Hala unit, Soleil should rethink who gets any Koa units that would otherwise sit empty. Maybe a Hala or Palm owner would like to stay in the nicer unit for the $3,000 they are paying for a week.

It's like Soleil is trying to get rid of us. No explanation about the fees.

Have you asked about deedback? I think that will be our next move. I wrote a letter to Soleil, attention to the person who runs the Hawaii resorts, and I received no response.
Yes it's a Koa unit, so yeah, can't compare it to the Palm or Hana units. But whatever.

I would like to keep one week. We have friends who own one annual week in a Koa unit as well, and they would like to stay two weeks each year, so during our reservation they would stay in the back bedroom, we would stay in the back bedroom during their week. We will see how that works out.

There is such a lack of communication, we are hoping to go into the office at Sands of Kahana and talk to Lani, the "big boss" on Maui. We may make an appointment to see her. We will be at Hono Koa from 2/22-3/8.
 
Lenders are fairly understanding about timeshare defaults from what I understand.

Not really. Anything derogatory on a credit report are a means to disqualify a loan. A default is very derogatory.

The parking lot at Hono Koa is practically empty. It's crazy how few units are occupied during prime whale season, but all of the Koa units are occupied.

Our friends checked into their Koa unit today, they wanted the first floor unit for an older couple staying with them that didn't want to be on the other floors. Wednesday is first floor, Saturday is 2nd, 3rd and 4th floors. The best unit by far is 4th floor because it's penthouse and has a higher ceiling and is in much better condition than the other units. It's just a beautiful unit. The updates are gorgeous. Beautiful furniture, I will be posting pictures on Saturday for everyone to see the units. The OF units are also a lot bigger, bigger kitchen and more living/ dining space. The bedrooms are pretty much the same as the other units.

One gentleman at Hono Koa today, staying in a Koa unit #201, which his parents have owned EOY for several years, saw the ad on Redweek and said it's still a bargain for oceanfront, even with the maintenance fees because anything oceanfront is going to cost $800-900 per night. True. He's considering it. Just FYI.

A TUGger is going to come to Hono Koa to visit this Saturday, and I hope to get some other TUGgers over to our unit as well, just to see what it is we are talking about here.

Once Maui really cracks down on short term rentals and takes over these resorts that are apartment-type units with big parking lots, we will see an uptick in value for our timeshares, both in selling price and in rental price.

Hono Koa is beautiful. We've loved it there. The family members who went when we couldn't go loved it as well. We own a Koa EOY (Even) so we always have the OF unit. The perfect Hawaii vacation. I hate to see our ownership go, but it's looking like 2028 will be the next time Mark and I can go, at the earliest. :( 2018 was the last time we could get there. That's 10 years between visits. IDK quite what to do about the ownership. Still hoping to transfer it to someone who can enjoy it more often than we can.
