No Exchanges for Resales After 2010?

I don't think Marriott has ever walked away from a property that MARRIOTT was the original developer for. Even in Vail, for instance, Marriott only completed the Douglas building and then built the Evergreen building - both of which, along with Birch (which Marriott didn't build) not remain with Marriott.

Please correct me if I'm wrong, but if not, I think it's a pretty important distinction.

If I remembered the names I would have listed them. I'll be lucky to even remember the areas. I think two where on the east coast - Myrtle Beach? - anyway they were on or very near the ocean. One in Fl also ocean. Then there were 3 or even four in the mountains - Colorado? - that ended up being operated by VRI. Someone here must now the actual resort names but, not owning there, I only remember the cries of owners when it occurred. Now most seem to think they are better off without Marriott - they may be right.

Streamside in Vail.......I used to own at Cedar, but, Marriott put a gun to our heads. Marriott made the terms for renewal so difficult that there was no amount of money we could have spent to make the updates they required. Even after approving a huge special assessment requested by MVCI, then they changed the rules again moving up the timeline to complete updates and then requiring us to use only MVCI approved contracters from out of state, assuring that the work would not be done ontime.

Eliminating resale from the internal exchange would be counter productive. It would greatly limit the number of exchanges therefore the exchange revenue as well as limiting inventory for exchange.

But, giving developer purchasers an unpublished "priority" might achieve the same goal without the public backlash to a stated policy. I think I'll call it "trade power" :)

Maybe they're floating the idea to get people noticing, and then later say "we listened to you and there's no developer priority, see? "

Corporations are interesting animals...
