Newport RI Summer weeks

A co worker is thinking of buying a Newport RI summer week. She is just starting to question about buying a TS. I have provided good info to start and directed her to TUG and TS 101.

What resort and why? If a brand name why? What to avoid. I know my Cape Cod summer is a tiger trader. Does Cape COd trade better than Newport RI?

timeshares in Newport

You might want to ask yourself if you want to be in the heart of Newport, on the fringe, or way outside of town.

Aside from Wyndham, the Wellington Resort is on the fringe of the heart of Newport, I would say. It's a decent location, but I haven't been in the units in years. You could still walk everywhere you might want to on the waterfront.

There are other resorts outside of the heart of town looking over the Bay--Oceancliff is a lovely location and I believe the units have been redone in recent years.

The Wyndham properties are small units, except for the Long Wharf. At least they built a second pool at Long Wharf to ease some crowding. The units are decent, although it feels a bit second rate and too crowded in general. If you like a true working waterfront, this might be the place for you. It's literally across the street from a smelly fishing pier (authentic, though) and a working boat yard for world class yachts. They grind paint off boats all day long there, but you probably won't hear it.

It's on the edge of an historic neighborhood and just across the street from the more touristy waterfront too.

I am not a fan of Wyndham, and I don't know if you can actually buy a fixed week there (the only way to own timeshare in my opinion).

I do love Newport though.
 
No personal experience with timesharing in either Newport or Cape Cod. But from what I've read over the years (and from what I remember of New Englanders' vacation habits when we lived in CT), both are very tough trades in prime summer (last weekend in June through first weekend in August). However, I would think a prime beach week would surpass a prime sightseeing week. Also, if you're talking about the rest of June or August, the beach week is hands-down in greater demand. The month of May could even be slightly better in Newport than in Cape Cod, not sure. Offseason in both places are easy trades. These are just my general impressions.

As for which resort and why, brand name or not, I think it really depends on the reason for getting the week in the first place. If your friend wants to use the week, it's really worth traveling to the area for fact-finding, visiting multiple resorts and seeing firsthand what the units look like, location and amenities. Even selecting the specific units with their views can matter to a home resort user. If your friend is mainly interested in exchanging and/or renting it out, with possible occasional usage, then a brand name can help in making it easier to trade into sister resorts or get attention for the rental. Make sure the resort trades through the preferred exchange company.

When buying in Newport, the vast majority of units were originally sold as fixed or floating weeks, not as points. So it's possible to find weeks at all of them, for sale by owners. Ask at the resorts themselves if they have resale listings or a bulletin. Newport's is a great place to vacation - hope your friend enjoys their hunt.

I am teaching her just a bit at first as to not overwhelm. She started asking about Aruba where she vacationed once. She has a very stressful job and needs a forced vacation. Has not taken one in 6 yrs. Her extended family loves Newport.

I told her about brand names Marriott and others. Prime weeks and the trade power of the better season. We are east coasters so there are brands that would be ruled out if they are primary west coast resorts. Directed her to TUG and TS 101.

I live about 45 minutes from Newport but have never stayed at a TS there. Have no clue on trade power. I live within 1 hr of Cape Cod and own wk 30 and do know that it trades well. I do want to provide the most accurate info to her.
