Need your advice. We are planning to become "snowbirds" and are looking to spend about a month at a Marriott (preferably by or on the ocean). We are currently at Newport and was offered 2 weeks for about $49K (Gold season) along with approximately 800,000 points. We really do not like points, because we like staying in the villas instead of the small hotel room. That being said, I really would like to pick up the weeks after-market, but am a little skeptical about some of the companies on E-Bay. Also, I am concerned about the first right of refusal. I have tried to find the database that has been mentioned in the forum, but not sure where it is located. Can anyone let me know where I can find it? The salesmen stated that Marriott is not letting these go anymore. I tend to think this is one of their lines. Any help, advice would be greatly appreciated.

Marriott is most emphatically NOT currently exercising ROFR. I believe you could pick up two gold season weeks at this resort for $16,000-$20,000 on the secondary market -- perhaps less if you put some effort and are patient. Prices tend to drop around Christmas (when MF bills come out).
 
We bought a gold week this spring for $7500. I bet you could get them now for less.

As said, don't worry about ROFR Marriott doesn't have the cash to use it at this time.
 
You know what I would do?

I'd buy 2 Marriott lock-off weeks cheap on ebay (like Shadow Ridge silver for $500 to $1000), lock them off each year for a total of 4 deposits and then set up you requests so that you are staying there for a month in the winter. If it's after the holidays, this should be easy.

Two years in a row we have traded our one bedroom side for check-in on Labor Day weekend at NCV. Just think how much easier February or January would be to snag?

You'd save TONS of money doing this and still stay in the SAME place!!!!! Save your money for more important things, like spoiling the grandkids.

800,000 points, as Marriott Rewards prices it, is valued at $10,000 ($12.50 per 1000 points). So you are getting a "soft discount" of $10,000. Compared to a possible resale of $20,000, you are paying $19,000 more for the priviledge of buying from the developer and being able to convert your timeshare to Marriott points evry other year.
If you really love Marriott that much and go for the 800,000 points you can use your points at a MVCI Rersort for about 140,000 for a 5 night stay at in a one bedroom villa in a category 6 MVCI Resort. You can also leverage MR's Hotel and Travel awards with effectively gives you a one-to-one conversion of MR points to Airline points (great exchange rate). You can check this out at the MR website.
 
Living in IL I would consider an east coast resort. Possibly in Florida. January/February in SoCal isn't the greatest snowbird weather. You will have to go platinum to buy in Florida for that time of year. If you are looking to only use the resort, then resale is the way to go.

Ebay is not the only game in town. There is a sticky on this board with a list of companies who specialize in timeshare resales. If you look at a site like redweeks dot com, there are gold NCV weeks for less than 10K. As another poster said, with a little effort, you can find a great price on the resale market. The ROFR database is a great resource. Individuals post this information so you will not know whether the buyer purchased from an ebay auction, an individual, or a broker. There is also another website which lists Marriott ROFR as reported by time share brokers. Good luck finding those gold weeks!
 
We own at NCV and love it. Our son lives close by. Living in Il. I would consider Ocean Pt. in W. Palm Beach FL. We just exchanged into this property and it was wonderful. Great pool areas, and the beach is just beyond the pool area. If we lived closer we would consider a purchase of Ocean pt.
 
There is also another website which lists Marriott ROFR as reported by time share brokers. Good luck finding those gold weeks!

I have seen this list over on TS4MS. Those ROFR prices are all over the place. Some people pay what appears to be an exorbitant amount, while others get a steal. I think the ROFR database that I maintain tends to have a lot of Ebay listings and the list on TS4MS appears to just be a broker listing.
 
You have a great idea

We also "snowbird" at NCV, albeit not from nearly as much snow as you would have in IL. I'd combine the advice of others and do the following - pick up two gold weeks for around $7K (or less) each as Bill suggested. And then pick up a couple cheap lockoff weeks to use as trades into NCV, for up to four more weeks, We do exactly that, plus some. We have two resale NCV weeks. We then use our Canyon Villas lockoffs to pick up the first two weeks in January, which are easy to get. And then we either use our Canyon Villas one bedrooms, and/or sometimes Interval geataways, to pick up additional weeks. In the end, it's a good deal on 6-8 weeks at NCV (and once you are in Socal, it is easier to go to Hawaii for a couple weeks too).

The reason you might want to buy two NCV weeks instead of just buying lockoffs to trade in is this - by owning multiple NCV weeks, units control will treat you very well that time of year, and you will get a good unit assignment, something that is even more important than usual when you are staying in the unit 6-8 weeks. Plus they will combine your mutilple reservations into one so you can stay in the same unit the whole time.

Can someone tell me what the weather is like at NCV during January and February? Is it warm enough to sit around the pool/ocean in a bathing suit, or would I be wearing fleece at that time of year? Thanks.

Possibly some of each. Feb is rainier than Jan, and cooler. Most days will be OK with shorts or jeans and a light sweatshirt. A few days may get hot enough to sit by the pool, especially if the Santa Ana's kick up. But for the most part it's 60's during the day, high 40's at night. Great running/biking/walking on the beach weather.

Don't be afraid of ebay - look to buyers who have sold over 100 units and have a feedback of 95% or higher. Applegirl's advice is spot on - and, you might decide you want to stay in Palm Desert for one week anyway - its great. I got a Newport Coast Villa exchange last year in first of November with my studio unit at Ridge Pointe. Once you get off of the holiday weeks and summer weeks, it is doable to exchange into Newport Coast Villas in II. Funtime

Not being a Marriott owner, does Marriott charge a fee for internal exchanges??? Would any of the Marriotts in Palm Springs area be available like NCV. My son lives in Manhattan Beach, and I am in Boston, so a month in SoCal or Palm Springs in January sounds good to me!!!!
What are maint fees on these locks outs being sold on eBay???
What would the total 'all in" cost be for each week by purchasing
these $100 weeks???
I also have a week that I deposit in II that could possably get me a week at NCV.
If anyone could pm or email a more detailed stategy on how to move forward
on setting myself for 4 weeks at NCV in January it would be greatly appreciated. Also can you get a January week at NCV with a Marriott Certificate??? What does it cost to use one of these certificates????

I would agree with everyone else. I think you could get 9 weeks for $49K resale. Use a good closing company and you'll be fine with an ebay purchase. I purchased one and sold one on ebay recently. Just do your due diligence.
 
You would have to look at your monthly maintenance fee for the unit you trade plus the exchange fee - at Winner's Circle one bedroom is about 650 give or take for maintenance fees. There are other units at other resorts with less of a maintenance fee. The only point I was trying to make is that in slow season a non Marriott unit with at least decent pulling power will pull one of these. As to which units those are, welcome to the Tug Board as we are all looking for that magical timeshare that pulls great, is great to stay in and also has low maintenance fees. In contrast, as to the Palm Desert units, winter is high season and I believe it is much harder to find a non Marriott unit to pull a winter week. Funtime

Our 4th stay starts Jan 23rd

We have traded once into NC,rented once from a TUG member and stayed twice using II Accommodation Certificates.We have 4 Waikiki Banyan TS weeks we bought about 12 years ago for about $1200 each. They are small comfortable but not fancy TS with maintenance fees a bit above $400 per unit.
Why buy if it is winter you want to go? easy trade in my opinion . If you buy Marriott's maintenance fees will probably be close to 1000 a week each year. Buy a good trader somewhere else with low fees and enjoy Marriott's I just reviewed our TS stays and we have stayed in 16 the last seven years.

Marriott doesn't have internal exchanges - they use II for most resorts.
 
I am thinking of going to NCV. Are these all lock off Villas, or are they all dedicated 2 Bedroom Villas?
