Do you spend money on vacation?

You need to learn about what you are considering buying and if you want it. Timeshares are work to learn systems and you tend to have to book months in advance. We tend to have 3 trips on the docket at any one time. This is about a 300% increase in vacations for us. We spend a bit more money because we are taking more trips.

That said, was it smart for us? I think so, but if you want the absolute best option at the lowest price you'll need to understand your needs, wants and goals first.

Do your homework. Make sure you understand the ongoing fees associated with buying a timeshare, how the point system works, that your purchase includes enough points for the type of room you need and type of trips you take and that you don't have to finance anything. There is alot of good info here.

I'm still looking at locations in the secondary market from an owner but I am wary about buying points at a Grand Vacation Club property and not being able to use those points at the various grand vacation club properties.

I'm sure there are no HGVC points that can be used under the max umbrella but I'm hopeful I can buy points at 1 HGVC and use it at another HGVC location

There are plenty of deeds (mud season deeds such as Silver or Bronze season, even many gold season deeds). HC is different. I would only recommend HC if you plan to use your HC points at that location (just for Lounge access).

If you are buying HGVC deed just to use as points, then I would look at its MF/point ratio along with buy-in cost. We have a resource here for you.

Yes. If you buy an HGVC deed resale it comes with points with full access to HGVC (not Diamond or Bluegreen) properties.

yes but please educate yourself further by reading all the info linked in the stickies etc.

I doubt there are many HC offers that are free, too low and Hilton may pick them up via ROFR. I certainly would avoid picking up a bronze or silver week. Even a gold week I would double check. Platinum is the best choice if trying to optimize $/PT

There are some affiliates, mostly SW Florida resorts, in which HGVC membership is voluntary. But if you buy a HC or HGVC resort, you are automatically a member of the club (hence club dues) and can book anywhere in the system, as long as you have enuff points for the stay (except Hilton Club of New York, which is it's own fiefdom).

Resale (secondary market) buyers get the exact same benefits as retail buyers, except no "Max" and no upper tiers... no big loss there. Buying a platinum season TS will get you the most points per MF-$, but gold season can be a good compromise between price and points.

What is a resale from the resort? We call those developer weeks unless you are buying a resale from an Affiliate in Scotland or Florida gulf.

It quickly gets into what are you trying to do?

TUG Members go from members staying several months in units around the world and country instead of an RV, some want the nicest stays possible (think high end ocean front resort), to families just wanting a simple vacation.

Budget (initial and annual)
Where you want to go
How many bedrooms (studio, one bedroom, two bedrooms, 3 bedrooms)
Do you want weekly stays or 3+ night stays
Can you plan 6+ months out
Can you enjoy last minute deals
Then you get to think how this might change over time.


Free is never free in timeshares and rarely are 90-minute decisions to buy optimal.

HGVC isn't exercising ROFR on almost any resale, exception being the Strand operated properties in SC. This is true for HGVC or bHC properties.

What does ROFR mean? I am looking at buying a HGVC but we want to use points to travel all over not stay at the same place. What would be my limitations if I bought a resale?

@Talent312 mentions some affiliates being HGVC enrollment being optional. I wanted to add that there are some affiliates in which HGVC enrollment only comes from a retail purchase. Grand Pacific Palisades (GPP) and Grand Pacific Seapointe are two examples.

I purchased my GPP from the resale department at the resort. At the time, GPP handled all resales for existing owners at decent resale prices. As a bonus, they added HGVC enrollment at no extra charge. This was a true benefit for owners looking to sell and I am confident that it helped owners maximize value when selling. As HGVC got more involved, they apparently did not like this cheaper option into HGVC and stopped it from happening. GPP no longer has a resale department that helped the owners. Now, HGVC handles the deed-backs and foreclosures and turns them into over priced retail deeds. In addition, they made it so the HGVC enrollment disappears when the original buyer decides to sell the deed hurting their resale price. What that means is that the only way to get HGVC enrollment on these deeds is through a direct purchase.

There are so many nuances, evident by the many posts, that it is best to slow down and research until your head hurts. The developers like to make one believe that the retail deal they are offering is only good today and prices will only go up. With resale, the opposite is true. There will always be resale deals. In fact, the deal tomorrow may be better than the deal today.

I wouldn't take a low-point Silver Season TS's of any size. Gold or Platinum Season of the same size gets you far more points for the same MF. Also, I wouldn't take an E-O-Y unit. Some peep are happy to have alternate year points, but IMHO, the minimum points needed to be truly flexible 8,000 (2BR Gold) annually. A few years ago, I picked up one of those for free.

Are you saying if we buy a HGVC resale most of the perks of having a HGVC are non existent? We canceled our timeshare and the rep is trying to get us to buy it and buy a resale.
