Newbie resale buying question

Hello everyone, as you can see this is my first post here, as I am new to the whole TS thing. I never looked into a TS before, but after spending time with my family at a TS resort and being introduced to "the presentation", we became a little intrigued by it and started researching online and found TUG. just by reading the helpful info without asking questions, I was able to get a slightly better understanding, but a clear understanding that a resale is the way to go.
With that being said I was looking and found a property of interest on sellmytimesharenow.com. Now I've read on TUG and some other places online that its not really recommended for sellers due to (high)upfront fees. Also, is it about right on a resale to pay about a cent to cent and a half for Wyndham?

How do they rate to buy from? Any suggestions, advice, comments, etc... Would be greatly appreciated.

I used to own 77k points, but I was able to get rid of them.

I currently own 2 weeks at a resort that is near by my house that I am able to use in the summer. I paid about $150 for the 2 weeks on ebay.

The big downside to owning TS is the fees.
 
I'm going to assume that you actually come back to check this...

You are correct in that Resale is the way to go...consider giving ebay a look. That same package you "found" at a scam website can be had for less on ebay.

Honestly, re-reading your post, I question your validity. Still, the advice is the sale...resale only.
 
Was it something I said? I am very new to TS. I went away with my family last week with no expectation of wanting to buy anything and was introduced to the TS presentation at the resort I was staying at.

I was very surprised that over 200 people viewed the post and only 1 response not really answering my question.

My question is, Is sellmytimesharenow.com a legit and reputable company to BUY a resale from?

I have been looking on Ebay as well and I have met with someone in person at what seems to be a reputable TS Reseller while we were down there. When I say reputable, I mean that they have a high Ebay rating and other posters on here seem to have good things to say about it.

Sell my timesharenow is legit, but all they really are is a website where they post timeshares for sale. They dont set the price, nor do they help negotiate a sale. They will simply forward the potential buyer to the seller, where they make their own deal. As I recall they charge about $700 to list your property for sale, so as you might imagine, sellers want to at least cover that cost. The end result is that most of what they have listed is priced too high
 
Keep researching sites like e-bay, searching under Wyndham Timeshare. But before you buy, post here and get feedback. They will tear the auction apart for you and give you advise on if it's a good deal or not.

Most will advise you to target around 308K contracts at resorts with low MFs. Also finding a timeshare near where you live is helpful because of the 13 month ARP. But if the resort near you has high MFs, and vacancy isn't an issue, than go for a resort with lower MFs. There's posts here with those resorts such as Smokey Mountain which seems to have a lot of inventory hitting E-bay.

Another option is to rent from one of the "mega-renters" like Ron P! This will give you a taste of TS, and also is pretty affordable without the long term commitment. Usually the VIP renters can give you deals as good as you can get compared to paying MFs, etc...
 
Thanks MFT. That's exactly how I stayed at Wyndham BC, we found someone online who must be a VIP renter of some sort and got a good deal for the week. I will continue to look at Ebay for something. Is the going rate on a resale about a penny a point? Or is that overpriced?

Read the Wyndham primer, I found that helpful. The Buying Selling forum has lots of threads discussing sellers. Good luck.
 
The penny a point seems to be a standard some people use. One thing to try and figure out is just how often you plan to go on vacation, and try and figure out how many points you will be using. Honestly, we go 2 - 3 weeks a year, and only have 266K points, and still have to dump some into RCI... Now, if I was going to do it again, knowing what I know, I'd not bother buying the extra 2 TS I bought, and simply would have lined myself up with a good mega-renter to pick up the extra week or so I might want. The other thing to remember is with RCI, there's lots of extra vacations available for in most cases less than what the cost of points would be.

As an example, I'm looking at Smuggler's Notch VT for Thanksgiving. Wyndham points are 126K, RCI is also 126K (which is high, as they have had in the past the week listed at 77K points, but bumped it up for 2013). RCI has several extra vacations for (I think if I recall correctly) $569 for a 2BR for the same week. Based on $5/K points (I'm actually around $5.40), it would be cheaper for me just to rent the extra week.

So don't jump in with both feet. Honestly, take your time and try the system by renting if you can. Remember, with rental, you can walk away whenever you want. Owning a TS ends up being a lifetime commitment, and have the MFs ongoing. I'm at that point where I'm staring down at a weeks worth of points in RCI, another weeks worth of points in Wyndham that I'll end up moving to RCI end of year, and a weeks worth of points in the pool that expires next year, and another pile of points for 2014 that I'm going to have to put in the pool to push them out... And remember again, we only have 266K points! And we do 2 - 3 weeks a year the past 5 years.

Thanks MFT. I appreciate your advice. With 2 small kids (1 in the school system) we would most likely be taking 1-2 trips a year during what would probably be considered "peak" season and most amount of points. We were also considering splitting our first TS with cousins of ours who were away with us and also new to TS. We figured, we split 1 larger point TS, pay only 1 fee to obtain the points, split the MF and the points. See if we liked it, used it and understood how to benefit the most from it. From there, we would adjust accordingly if we needed more points. My cousin, probably wouldn't be able to travel the same weeks as us, so his point usage might be different, but it was of no concern.
I am continuing to look on E-bay for packages and am in no rush to buy.

My wife would most likely want a TS deeded at BC, because of the kids and going to Disney every 2-3 years.

Still trying to figure out how the whole points to RCI converts and things like that. My wife and I have our 10 year wedding anniversary coming up next Sept and we are talking about taking a nice trip (no kids). So for the amount I could spend on 1 trip (to Hawaii or Europe), I may be able to get a TS point package for less and then have trips lined up for years to come. Is that the right thought process?
