new to points system - is this right?

I am considering buying another timeshare. When I look the timeshare up on RCI's site, it has the RCI Points logo and I can pull up a graph of points by unit size for this property. I am assuming since the RCI Weeks logo isn't on the resort print out, the resort doesn't participate in weeks.

Anyway, RCI's site shows that for a 2 bedroom unit, weeks 1-52, the points are listed as 44,500. So does this mean that I "get" 44,500 points if I own a 2 bedroom unit there?

If it does, does it also then mean that if I look up the RCI Points Grid that is at the top of this forum, essentially, I can trade into anything with equal or less points? Assuming availability of course.

Anyway, I should be able to purchase this unit for around $1100 all in, so since I am new to Points, I am trying to understand whether this is a decent deal or not. This would be a resort that I would stay at quite a bit, so trading is not the primary purpose of owning it. However, I will want to trade it at some point and want to be sure I understand the system

Just because a resort is listed in RCI as a points resort DOES NOT mean you are buying points. The unit you are looking to buy may be a weeks unit that HAS NOT BEEN converted to points. Most points resorts will have BOTH weeks and points units. If you buy it and convert it to points you are looking at an additional $2,000 to $3,000 charge from the resort for the conversion.

If you are looking on ebay, the seller will almost always put in the ad that it has been converted to points which are assumable, IF IT HAS BEEN. Make sure you contact the seller ASAP to find out if it has been converted. Buy slowly.

If it isn't a points unit it will be a weeks. However, you will be able to use ONLY the weeks programs with RCI or II. You cannot use the RCI Points program.

You also need to be aware that if the resort is an rci points resort, if your unit is a week, it cannot be used for PFD. It would have to be converted-that's the $2-$3 thousand extra (sometimes). Also, in some ownerships only the original owners can have points-if they are resold the points have to be purchased.

Mike, I thought that all weeks converted to points could be sold as a week with attached and assumable point values. Your statement suggests that this is iffy. Is there an RCI "law" that governs this that I should know about?

Sorry I didn't make myself clear. Yes, normally all weeks that have been converted are sold or transferred as points. I didn't mean it to sound like it was 'iffy'. However, I have heard of a few resorts where the points are NOT assumable and the resale buyer must pay another conversion fee to the resort. I myself have never run into that problem but have heard about it here on tug. It would always be best to check with the resort before making a bid if the ad doesn't say "assumable"

I have a question about points.
I own a red week at Fairfield Mountains that I have converted to points and added additional points. The conversion to points came from Fairfield Star Island in Kissimee,FL. My question is, 'If I sell the Fairfield Mountain unit in N. Carolina will the points go with it?

All RCI points are assumable.

However, I have heard of a few resorts where the points are NOT assumable and the resale buyer must pay another conversion fee to the resort.

All RCI points weeks sold come with the points. The resort is not allowed to charge another conversion fee. The only fees are the RCI transfer fees and the RCI points membership fees.
