New MVC Owner. Good or bad deal?

Thank you all for your insight. Can someone explain how renting points works? Also maybe check on availability on any days around SoCal MVC’s say about 3-6 months out? I’m very curious about short term availability and if it’s even something feasible. Thanks.

You can rent points to/from others for one time use. For example, if you need another 1500 points for a 2026 reservation, you can have an owner transfer those to you for a fee (see https://vacationpointexchange.com/). Some owners are renting those points out for less than the cost of the point MFs (because their points come from weeks like yours that have lower MFs/point) so if you're looking to get extra points it's not a bad route to go - just be careful with scammers.

Regarding SoCal MVC, I assume you mean Newport Coast Villas? That resort is very seasonal - you can get spring, winter or fall on relatively short notice with points but summer will be a lot harder. When available, short term bookings with points tend to go faster because owners with 7000+ points get a 25%-30% point discount inside 60 days.
 
I went thru this last year and for that price only Playa Andalusia gold week was the cheapest for 30k (after incentives) seafront 3 bedroom at 4100 points approx $1700 MF and enrolled my 3 other resales. Aruba was the most expensive.

You did better than me - they only let me enroll 2 a couple of years before you (and I did have 3 in the back pocket)...!

I see thanks for explaining. Regarding closer MVC’s I would be more interested in SD, SF, Palm Springs, Tahoe. I just want to be sure that I could book something for a weekend or 1-3 day getaway within a short period of time (3-6 months, hopefully less).

It seems like each year they have a different special and different rules.

This is a very vague request. Devil is in the details. Very hard to get, and high points cost:

So. Cal:
SD in summer. Pulse location is not a true timeshare unit, more like a hotel.
Palm DESERT (no TS in PS) Dec-March.

No Cal:
SF same as SD.
Tahoe Nov-April, June-Labor day.

No way to be sure for reservations at short or long notice. You could take a guess and book at 13 or 12 months if there is availability and then adjust the reservations as you refine your plans at 6 months, as long as you avoid cancelling 60 days ahead you should be fine. You'd also need to watch banking deadlines and borrow from future years to ensure you didn't end up with a points balance that could expire.
I'm always amazed how I book accommodation far in advance thinking I could move and change it, but life then falls into place around it anyway.

I would not buy with this as a requirement. If one buys they need to either plan a full year or more out or be extremely flexible. Plus just doing weekends is generally much higher on points often making it not worth doing with points.
 
The happiest timeshare owners are the ones that have learned to plan 12-13 months in advance. The most frustrated timeshare owners are those that think timeshare works like hotels where you can just decided to go somewhere and find something at the last minute. It may work sometimes, especially if you are flexible and live close by multiple destinations- but overall its a poor strategy.
 
Thank you all. Ended up rescinding. After reviewing previous HOA statements, we did not feel comfortable with the bad debt expense (increased substantially last year) and the 2024 shortfall from defaults.
