I think it relates to timeshares.
It makes MGC a much less appealing option in that area. Good luck to people who were renting that property for profit or MF offsets.
There are 8 plus maybe 9 new Marriott properties in the same area now. All new and shiny. Brand loyal Bonvoy(agers) (is that a thing?) can now use points and other loyalty benefits at more places on the strip where previously you were limited to Cosmo and MGC.

The W is a vibe for young ppl with a lot of money. I wouldn't be surprised if they set up some sales pipeline there since I'm sure MGM won't allow it to compete with their residence sales.

And once the stadium is up, anybody wanting out of Marriott can bet on ROFR.

Just my thoughts as an Amex Bonvoy MVW Las Vegas loyalist.

As an owner with the equivalent of two 3 bedroom units at the MGC, I like any MVCI loyal owner that takes pride in what they own must defend that ownership when under attack. I am 100% confident that you are completely wrong that another Marriott hotel, timeshare or any other hotel opening up in Vegas would have an impact on renting a unit at the MGC for a profit or MF offset.

Other than New Years, a specialty event or some rare anomaly, the volume of accommodation alternatives in Vegas never allowed you to rent MGC for a profit. If we can agree on this than unless one lets a unit go unused, no matter how little you get is by definition an offset of MF.

This will have no impact on the appeal of MGC in my mind. Its just another hotel. There are no shortage of hotel options in Las Vegas.

And quite frankly MGC is closer to the vast majority of the Strip destinations than Delano is, even though Delano is "on" the Strip and MGC is not.

Delano is 2.0 miles from the Fountains at Bellagio for example; while MGC is 0.7 miles away.

The Sphere, The High Roller, T-Mobile Arena all closer to MGC than Delano. Heck even New York, New York & MGM Grand are closer to MGC than Delano.

I can't imagine that a rebranded hotel will make any difference as there are a ton of great options there already. I am also doubtful that owners there are renting successfully other than for the Plus week. LV is roughly as easy to trade to as Orlando, Branson and Williamsburg outside a couple of high demand weeks.

What will be interesting to see is what happens with MGM/Marriott in years to come. MGM properties were affiliated with Hyatt up until last year, when they announced their new partnership with Marriott. All Vegas MGM properties were reclassified for the Bonvoy Collections. Tier matching is currently available for MGM status to Marriott status.

This will for sure play into having Marriott body snatchers located in MGM hotels for a sale pitch.
Right now in all MGM Vegas properties they have Wyndham body snatchers. A few years ago Wyndham was soliciting only at Caesars Vegas properties, they're all gone now.
Not sure when the MGM/Wyndham contract is up, but I do expect Marriott to solicit at all MGM Vegas hotels instead of Wyndham.

I have a MGC FB group and some people love staying there either from ownership, rental because it is inexpensive or trade. I have never been so I have no opinion.

MGC is and has always been a poor renter so anyone thinking otherwise and used renting in their ownership decision has not done their DD. The exceptions to that comment is the platinum plus week or any week that has a major event planned, so maybe a handful of weeks. The same comment goes to making a major dent in MF recovery.

If you want to own an inexpensive to buy unit that trades well and has a reasonable MF, this is one of a couple of MVCI properties.
Just as an FYI, if it rented well for a profit, it would not be inexpensive to buy. It often goes hand in hand.

A lot of my comments are referring to the total of 9 new Marriott options on the strip through the MGM partnership. Not the Delano.

Bellagio can be booked directly now on Marriott.com. Being 2 blocks away from the fountain isnt even as appealing now that you can stay at the fountain property using cash or points in Marriott.com. AMEX certs or accumulated points from CC spend give Bonvoyalists (im making it a thing) the option to now stay at THE Vegas attraction, paying only the resort fee where previously your options were limited to Cosmo or MGC.

Do you still think it wont be a good renter when the new baseball stadium is up 2 blocks away?

I was curious so went to look it up.
NYE couldnt be booked as one night, but was available if booked as 2 nights.
156k points isnt terrible for the most highly sought after night in LV.
Or use redemption certs instead of points.
All Im saying is, I loved staying at MGC when it was the only option, but now, its not...
I see potential here for staying at Marriott/MGM on strip over the major holidays and extending the stay at MGC when its not peak pricing.

W targets a specific demographic which is iikely the polar opposite of those who would want to stay in MGC. I don't see it pulling anything from MGC. (In my opinion, W offers a terrible product and I hope to never again stay at one. I wouldn't stay there if it were free! I didn't like it even when I was in their target demographic.)

From what I have read, the participation of MGM in the Bonvoy program has been pretty unimpressive. I've read a bunch of reports of surly attitudes toward Bonvoy members in general at those properties. My impression is that staff is less enamored with the new partnership than management may be. Of course, that may change in time. But my sense is that, at present, Bonvoy elites are second class citizens to elites and members of MGM's own loyalty program.

Nonetheless, it is nice to have several on-strip properties that are part of the Bonvoy network. But I would not hold my breath for elite upgrades and the like at those properties.
