I havent bought timeshare yet and i feel pretty lost.
If I am planning to use my points for RCI does it matter where my purchase property is?

I am looking at Summer Bay Resort in Clermont, Fl (Orlando area). They claim that their points are RCI points.

Are Wyndham points converted to RCI points 1 to 1 or do you loose value leaving Wyndham?
 
Funny you posted! I was just asking about this resort too. Have you ever been there? Is it nice? I'm looking at a 3 bd lock out option. I want something that allows for a family trip and then a second trip option. The 3 bd seems to offer this. Looking forward to reading your replies too!
 
Summer Bay is a decent mid level resort - roughly equal in quality to a Red Lion type suite with a kitchen and dining room added.

Yes, their points are RCI Points which are different than Wyndham Points.

Wyndham and RCI Points do not really have an "exchange rate" they would be like comparing tokens from an arcade in Michigan and an arcade in Florida -- apples and carrots.

Where you live and your vacation preferences have a lot to do with what you choose.
