Resorts Owned
HGV/Diamond
Hello fellas,
I ended up buying a contract at HGV in Myrtle Beach. Ocean enclave property yesterday and now I am having doubts. Thought I am comfortable in paying up the amount, but I am questioning if this is the best option for my family ( w/ 2 kids - 12 and 10).

Terms
Biennial Points - 8000 (Even years)
bonus points - 12000 (One time)
Annual Club Dues -1225
Price paid - 16900

Questions -
1) Is it a fair price depending on the current/prior offerings?
2) Is this weekly option the best as we don't usually take weekly trips rather a more long weekend type trips based on kids school.
2)How hard is it to get into a HGV property considering this is a "Diamond Resorts U.S. Collection" and frankly what does this mean? I was thinking I was signing up for HGV as we were staying there.

Thanks in advance

Have you looked thru the marketplace listings on TUG?
There is one listed for that resort. price in the listing is $2k and its ANNUAL. You wont get those one time bonus points though.
3 Bedroom Annual Silver Season
7,680 Annual Points
Starts 2024 usage.
Buyer to pay closing costs of $550 and $549 Hilton transfer fee.
Activation fee $655 and $199 club dues.

Rescind now while you can. The same offer will be there later if you decide to go back and buy direct. What you will find is that you can get a much better deal buying resale.

For awareness, it sounds like you bought into Diamond, not HGVC. Ocean Enclave is HGVC, not a Diamond property. You would only have access to that property 6 months from the stay which means that you get left overs...if that property is of interest in the future. For me, the price is too much. We, literally, just gave away a 8,000 pt annual deed at Tuscany (Orlando). I would rescind and do more research. You can buy an annual resale deeded property (HGVC) for a few thousand dollars which I prefer over the DRI trust.

Sorry. If my 2nd question wasn't clear. I was asking as the usage of points is better for weekly rates, whereas we normally take 3 days/4 nights vacation breaks and if I would be doing justice to some weekday rates

Welcome to the TUG WEBSITE. Please read your contract and the fine/small print.

Please review your resort planner guide, for the number of points needed for a resort vacation exchange.

Points usage are excellent if you are planning to use them Monday's thru Thursday's checking into a resort .

Friday, Saturdays and Sundays nights Points Exchange costs a little more to used.

I just purchased a HGV timeshare really don't want it but I see I am stuck with it. I'm new to this and was wondering what can I do I was thinking about renting, which I don't know how to or where to. Do anyone has any suggestions. Thank you
