Need some input on Fidelity Resales?

I only know of them through DVC. They sell a lot of DVC. I believe they add an admin fee to transactions on top of other closing costs, so not the cheapest option. Most feedback I read is they are expensive but competant, however not exactly speedy. Same goes for TRCS. They closed on our DVC contract (not bought from Firdelity) and were fine. I did find a typo, so check carefully, but that goes for any deed recording really.

I would only use them for DVC- they are pretty competitively priced- but when I started looking to buy other timeshares the pricing was a little over the top.

I used them to purchase two DVC contracts. They are legit. Sometimes they can make paperwork errors so double-check everything.

Agreed. They also charge absolutely ludicrous commissions on other timeshare systems such that you can’t make a realistic offer to purchase. I made an offer of $2,000 plus closing costs to purchase a Marriott Grand Chateau and they replied back that their minimum commission for selling MGC was $2,000 so I had basically made a $0 offer to their client. Ended up getting the MGC for $2,000 from Redweek. Similar experience attempting to buy a resale Wyndham contract from them. Their minimum commission was so high I can’t imagine anyone ever selling one through them as they are nearly free on eBay.
 
A minimum commission for many brokers isn't all that unreasonable. Though in many cases it is $1500. I certainly wouldn't up an offer because of an arbitrary commission. It would be up to the seller to decide if $0 to them is worth it.

I inquired about using LT Transfer. That was a negative from Fidelity.

Must have been back about 14yrs ago I do recall using them for an Ocean Pointe resale. Looked back in my emails and I still have the info.

I think most licensed brokers don't like to use LT since they are theoretically a deed prep and not a title agent. Redweek Full Service won't recommend them but I have seen it mentioned that they will allow buyers and sellers to use them.

what's so special Aruba? Should I avoid? I mean I got infected by TS bug

Was it Redweek Full Service? Did Redweek recommend LT or was it by your request?

I’m pretty sure it was redweek full service since I’ve only dealt with redweek and not the actual seller. Redweek did not recommend LT, I specifically asked for them. They did try to steer me away from LT by indicating that LT’s fees were higher than what they charged but I indicated I still wanted to use LT.

So that goes along with what I was saying in post #9. Redweek has also posted here publicly that they won't recommend LT. Though, their reasoning was regarding LTs lack of being backed by a title insurer and inability to do insured closings.

I know you know this already, but thought I would put it out there for others that LT Transfers is not licensed as an escrow depository or as a title insurance company in any State. WRT Hawaii deeded timeshares, Hawaii Revised Statutes Title 25 Chapter 449 require escrow depositories be licensed in the State of Hawaii. There are only a handful of companies who are compliant with these statutes.

Also, I noticed that Fidelity Resales is advertising listings from Redweek. I'm not aware of any affiliation they have with Redweek or if they have proper consent to do this.

I think you have it backwards. I believe that Fidelity is putting their listing on Redweek as well as on their own website. Not sure what kind deal they have with Redweek for so many listings.

I don't. Fidelity's name would come up on their listings with Redweek. Fidelity has hundreds of listings on their site that are listed by independents on Redweek.
