Need help renting out my parents' timeshare

My parents asked me to help them rent out their 2009 week for their 3 bdr timeshare in AZ. They've never stayed there and have always banked it with an exchange company. This time they're not up to traveling and they'd like to rent it out. Questions, we have questions!

1. The property will rent it for us, but they take a 30% commission. Is this a good deal? They tell us it will rent between $150-230 per night , but it seems like that size unit on a holiday week might command more.

2. Is there a sample timeshare rental contract I can get from somewhere?

3. How much in advance should we advertise?

4. What's the best place to advertise to attract quality renters? With which online sites have you had your best luck? Any to avoid?

5. How much security deposit should we request?

6. How does one screen potential renters?

7. If you have any other advice about renting out timeshares, please have at it!

the rental market is depressed right now - I wouldn't expect to get $230 a night - if the resort can guarantee $200 - $230 a night I'd jump on it, because I don't think you can get that much renting yourself.

The most popular rental time in AZ is March (Spring Training) for Scottsdale/Phoenix resorts & also Easter.
